Casa San Miguel Rancho Rio Verde Almuñecar Province of Granada Spain   The villa was one of the original finca's in the Rancho Rio Verde, a private community (but not an urbanisation) of mixed nationalities, situated about 5 minutes from town.  The villa consists of 3 bedrooms, 3 bathrooms, kitchen, dining area/living room, study/office/4th bedroom area, private swimming pool, jacuzzi (may need new pump), terrace, outside bar area (with water & electric) on terrace by pool, gardens and gated drives for 2 cars.  There is a large kitchen which is opened up to the dining area by an open arched counter top. The living room area is at the opposite end and features a wood burning fire and built in corner shelving for TV etc. Off of the living room there is another room that leads to the staircase to the upstairs which can be used as either a study or office, it is also big enough to maybe put a sofa-bed into for extra guests. The master bedroom has an en-suite bathroom with full-size bath with shower, toilet, bidet and wash basin. It also has it's own large terrace overlooking the pool and view out over the town and coast. The 2nd and 3rd bedrooms, both double size, share a shower room with shower, toilet and basin. There is another bathroom downstairs, with shower, toilet and basin, ideally situated for it's location near the pool. Outside the villa, with fantastic views overlooking the whole of Almuñecar and the coastline, is the pool, the bar and gardens. The pool is approx. 9m x 4m with a roman end. The depth of the pool is 1m at the roman end going to 2m at the deep end. The gardens are terraced as the villa is situated on a hill.  The villa is in sound condition, but does need some basic renovation, due to the fact that it has not benn lived in for a couple of years. It will need some decorating, and possibly some plumbing and electrical works, but nothing major. The kitchen units are in relatively good order, no immediate need to change, although the appliances will probably need replacing. A new water heater is needed. The pool is now empty so will need to be cleaned and refilled, the pump will probably need servicing, but is relatively new, also there is a heater for the, so that you can use the pool all year round. The gardens will need some work, tidying up on one side and a bit more on the other. Almuñecar is a busy Spanish working town, their main business being agriculture, fishing and tourism. This resort is very popular with the Spanish who come here in the summer months from all over Spain. This area which is at the eastern end of the Costa del Sol is known more commonly as the 'Costa Tropical' because of it's micro-climate. The Costa del Sol has the mildest winter climate on the Spanish mainland, only the Canary Islands are warmer, this is why it has become such a popular area to visit all year round. The historical and beautiful city of Granada lies just 1 hours drive north, and just south/south-east of Granada lie the mountains known as Las Alpujarras and the Sierra Nevada, so high that snow may last all year. The ski resort of Sol Y Nieve takes advantage of these conditions, skiing from December through to May. There are numerous bars and restaurants of all types to fit all budgets in and around town. For those who enjoy water-sports, Playa Velilla in town is where you can water-ski, para-sail, jet-ski, wind-surf and any other form of water-sport that there may be. There is also a water park in town with all the usual water shoots, slides, wave machines etc. to be had. For those who enjoy scuba-diving there is an excellent dive centre in the Marina del'Este at La Heradurra - only 10 minutes away. If tennis is your game then there are plenty of courts around where you can book a game. There are many other activities in the area including walking/hiking, mountain biking, para-scending, horse-riding, golf and snow skiing. You can fly to either Malaga or Granada airports, it takes about an hour and a quarter from Malaga Airport by car and an hour from Granada Airport.
