Description
First a little background and then I'll take you on an on-line tour: Located on a quiet country road at the base of Mount Monadnock half a mile off state route 101 in Dublin New Hampshire, this luxury home is just under a mile from Dublin lake. Several clubs on the lake provide sailing, swimming, tennis and golf, while a public boat access serves those wishing to launch non-motrized boats. It's about seven miles to Peterborough, home of the world famous MacDowell arts colony. Keene is twelve miles west. The home is within easy driving distance of numerous great ski slopes, lakes, rivers, golf courses and the White Mountains of New Hampshire. The September/October 2008 issue of "Yankee" magazine features the Monadnock region and will give you a good introduction to the region. Yankee Magazine map of region with overlays added Local map This extraordinary residence began life in 1905 as a Roman Catholic church. It served the summer worship needs of residents and workers in the Dublin lake community area mansions. It was placed on the National Registry of Historic Buildings in 1985. We renovated it with great care, adding a lower floor and converting it into a high end residence with room for visitors and a wonderful entertainment area while retaining the period look and feel of the original design. It is situated on about 1.5 acre lot surrounded by woods. One house is visible through the woods to the north. To the west of the property, the town owns 40 acres which will not be developed and to the east and northeast a private wooded area of 40 acres is also unlikely to see improvement. A small year round spring fed stream traverses the property. Exterior photos As cabinet makers, we utilized the finest materials and workmanship in finishing the interior, using wood from the property and the surrounding area wherever possible. All of the original doors were retained. All new high end appliances were added as well as a top quality furnace, water tank, water well, septic system and new state of the art roof. In an effort to maximize winter comfort while keeping heating cost to a minimum, we utilized oil fired hot water radiant heat on main floor with baseboard heat in remaining areas. A 40K BTU wood pellet stove and metalbestos chimney provide occassional heat in the great room. All original leaded stained glass windows remain and are all in excellent condition; thirty-two windows feature geometric designs with only the remaining two depicting religious images. In order to stabilize the building for year round use, we excavated under the entire structure and added a complete foundation. By doing so, we we were able to add a lower level of living space. Steel turnbuckles were added to the great room to strengthen and stabilize the structure, improving the support of winter snow loads. The living spaces were insulated to levels in excess of rigid New Hampshire standards but the great room was insulated only in floor and roof. This choice was made to retain the original beauty of the exposed studs and boards but could be easily modified. An engineering study has been made of possible insulation options for the great room and the result will be furnished on request. The porch was entirely rebuilt utilizing fir decking and stair treads with square head stainless deck screws and cypress trim and rail caps. Great room photos Entering through the main entrance, one is passing under the choir loft and looking directly into the 46' by 32' great room with living quarters at west end. The French doors furnish entry to the kitchen. The door to the right (left in photo) of the kitchen entrance accesses the half bath and the door to the left (right in photo) provides entry to the study. The balcony above serves the master bedroom. The original spruce floor was refinished with a geometric design replacing the old floor grate. To the north of the main entrance is the original three chamber confessional and to the south are staircases up to the choir loft and down into the lower level. Window photos The north and south walls of the great room each feature three sets of three stained glass panels in geometric design. The center panel is fixed while the flanking panels open for ventilation. Each set is back lit by a pair of exterior lights under the eave. Above each set of three is a triangular "eyebrow" stained glass window set into the sloped roof. Kitchen photos The kitchen features a Viking six burner stove with hood, top of the line two door Frigidaire refrigerator with water and ice dispensers, microwave, and top of the line Bosche silent dishwasher. The kitchen cabinetry is crafted from solid white oak milled from the property. The upper cabinet doors feature custom made leaded glass panels designed to complement the building's original stained glass windows. They feature the same pattern as the stained glass windows. The drawer pulls are originally from a California arts and crafts period home, maintaing the look and feel of the building. The floor is quarry tile with embedded radiant heat. Counters are Brazilian Granite. There's a double stainless sink across from the stove and a center island with a single sink and dishwasher. On the north side of the kitchen is a family entrance from the parking area that opens into a mud room with coat closet and a half bath. Study photos Opposite this entrance on the south side of the kitchen is a paneled study that was originally the sacristy, now featuring the original doors and wood paneling of stained white oak milled from the property. A new fir floor features embedded radiant heat. The kitchen occupies the lower portion of the original altar and features twin symmetrical staircases at the west end flanking the refrigerator leading up to a landing, and from there a short single staircase leads into the master bedroom. This design was chosen to allow for retention of the 10' high stained glass windows which originally provided a backdrop for the altar and now illuminate the staircases. Two of these are the only windows in the building with religious themes, one depicting Jesus and the other Mary. These windows can be seen both from the kitchen and the master bedroom and they are back lit by exterior spot lights under the eaves. The stair treads are of Brazilian Cherry and the remainder of the wood trim in the master bedroom is of local American Cherry. Because the master bedroom lent itself to incorporation of only a modest sized single closet, custom dressers and a matching amoire crafted from local American Cherry are included with the house. Off the master bedroom is the bath which features double sinks set in Corian counters on custom cherry cabinetry. A large shower, tile floor and toilet complete the master bath. At the east end of the master bedroom is a mahogany arch retained from the altar design and modified to include large windows and double doors onto an interior balcony that overlooks the great room. This wall and the glass in it are fully insulated because the great room is not heated. Master bedroom and staircase photosLower level photos Access to the lower level is gained by descending stairs just inside the main entrance of the building as pointed out above. Once in the lower level we find two large bedrooms with east facing windows. These rooms open into a family room with built-in entertainment center which in turn leads into a wide hall with a split bathroom flanking the hall. One side has large shower and vanity and a large linen storage area, while on the opposite side of the hall is the other half with toilet, double vanity and additional storage. Continuing down the hall, one finds a substantial laundry area with washer, dryer and ample space for folding table and ironing board. Farther down the hall is an area planned for wine storage followed by a mechanical room with 200 amp electric service entrance, telephone, and cable wiring, as well as a 275 gallon fuel oil tank. On the west end of the building is a furnace room containing a German made Buderus oil fired hot water furnace with 5 zones and an over-sized hot water storage tank.Furnace room with hot water storage tank photo
