This has been my home for the past 17 years...Very well maintained.  I thought that I would be here until I was a very old lady...But, we moving out of state to take care of my 84 year old father and be with all my family...Especially my grandson who was born with down syndrome...I do not want to miss out on watching him grow up!!!  The house has three additions...The center was built approx 1860's, another portion was added in the 1920's - that portion has a basement.  Then finally - I added another addition in 1991.  I also updated the kitchen, waterproofed the basement.  And added some new windows...There is a large deck and beautiful garden.  I own the home/property free and clear - no leans.  No foreclosures, no attachments.  But, I am looking to sell the land - more than the home...   This is a corner lot.  There is great potential for commercial use and is currently zoned B-2.  I have non conforming (status) because I have used it as a home.  This property is in the Downtown Development District...which means that things can change if the nature of the business would be compatible to the area, bring in revenue and new jobs.   New infrastructure / sewers / streets were completed approx 2003.  Old world street lights were added 2007.  Very charming.  Nearby industry includes Diamler Chrysler,  Detroit Edison, Solutia.  There is a fitness center across the street, 3 years old now.  The fire and police station are just a block away.  They are a full time - 24 hour operation. The neighborhood has been very safe, despite and maybe because of very high traffic volume (speed limit is posted 25 miles per hour) and is well lit by the street lights.  There is approx 30,000+++ vehicles that pass by daily...this is just the commuter traffic...Traffic increases with events and the spring / summer season.  This property is on the hub of the commuter route...and the main road between two county parks, which also have several events throughout the year.  Also, near the Detroit River where the boaters pass by...there are several marinas in the area...In June there is a huge event...maybe 1000+ bikers pass by for an annual charity ride...that is a fun thing to observe.  In July there is a street art fair.  Jazz on the river...and many, many more events.  Traffic is lower in the midnight hours, but it is not non existent...there is still traffic!!!  Much of Trenton (as a whole) is experiencing much the same as the rest of the nation:  Home foreclosures, flooded market of homes for sale...but the downtown is pretty stable.  There are condos, trailer parks, and not much for sale in the immediate area.  Because I have lived here in this home 17 years - I believe that I am the best to judge the potential of the land use.  I also should mention that I have been a resident of the downtown since 1979.  In those days we were also in a recession, the early 80's...we got through it by using convenience stores...a hotdog and a drink was a cheap dinner!  In this area there is no store open 24 hours...nor a place to get items such as bread, milk, beer, cigs, chips, coffee, deli items, baby needs, etc, etc, etc...Folks that need last minute things for the next day have to drive 5+ miles...and with gas prices the way they are...a neighborhood store - open - would make all the difference and be more sensible.  If I could stay and run such a store...I would certainly do so!!!  Especially now in this depressed economy.  The median income for the area(s) is $20,000.00 - $80,000.00+  This is not an investment for the short term...it is for persons looking to make a commitment - for years and years...set down roots...be available to the neighborhood - get to know the customers and establish a relationship with the community - and work hard...Is there anybody out there that meets that description anymore???  The traffic is here...therefore any commerical business would have to have a franchise name...I say this because it is only fair to warn you that any other businesses would fail (I have seen it happen)...It has to have the backing of a well known business that would be recognized by everyone and you would be successful...otherwise, all that traffic would just pass on by.  In other words, the business would have to be well known and be traffic driven.   I have read the requirements for a well known convenience store at their website and this property meets them all...I will not mention them by name...but, very well known... ...they want traffic...the property has enough area for the building (size) that they require, plus there is an alley behind the property for the delivery of trucks to the store.  Because there is residential homes nearby, I ask that the whole situation be fenced with privacy fencing, such as a brick wall...these folks have been my neighbors and I think that they would greatly appreciate it.  Also, with the downtown development the building should look "old world".  A nice facade.  Not boxy or generic.  It would really make all the difference to have the look from days gone by!!!  I have tried to have a few appraisals done on the property - only to be told that there is "no comparables."  As a house, according to the assessment - the property should sell for no less than $180,000.00.  But, nobody can give me an accurate appraisal for the commercial value...I am only telling this for the sake of honesty...I did have a bank offer me $225,000.00 as a home equity line last November 2007.  I did not take it.  (Again - no attachments)  So I have done some soul searching...I know that this is a great spot and great opportunity for a convenience store...How?  Because - I BELIEVE!!!  I invite anybody to come and have the same feeling...just spend the day here...you will see it... Then I had to ask myself what is a fair price?  Afterall, the home would have to be removed - that is costly...another building built...and that is costly...But, I cannot be a fool...I need the money to get on with my life too...In fact, it is my "retirement"- I need to be available to my father, and my grandson...so, I am asking $400,000.00...based on this formula...and it is only a formula...not a real tried and true situation... 30,000+ cars daily...take away 2/3 - 10,000 daily - each spend just a buck = $10,000.00 daily = $3,650,000.00 a year... or even 5000 at $5000.00 daily = $1,825,000.00 a year... or 2500 at $2500.00 daily =  $912,550.00 a year -  or 1000 daily = $365,000.00 a year... Now I understand overhead...expenses...utilities and such...to run a business...But all in all I think that you get the picture...there is great potential if you want to make a firm commitment to a high traffic type business!!!  Again, I stress that this is for somebody to make a commitment...not a get rich quick thing...but, a hard working, honest to goodness person/persons willing to set down roots.  Somebody that believes in themselves and will take the time and years to be a part of this community!!!  I have been a resident since 1979 - living in three different locations all in Trenton...and I want to have somebody who would care to do the same...be a part of the community...live and love it here...and it is easy to do!!!  Trenton has so much to offer and all you have to do is settle in!!!
