Description
Nestled at the foot of Mt. Mckinley is the village of Talkeetna, Alaska. Hundreds of thousands of tourists, fishermen, and mountain climbers visit our town yearly. The main tourist season is from Memorial Day to Labor Day, with a smaller influx of tourists from November to March for viewing the Northern Lights, and for the Iditarod race to Nome. The Swiss Alaska Inn is a 30 year old family owned business with connections around the world. We welcome tourists and small tour groups from the lower 48 states, Europe, Asia, and Australia. We have been running our business successfully, and much of our advertising is done for us by word of mouth, and travel publications that only recommend places they have visited and approve of, such as Frommer’s, and Fodor’s. Our guests are within 5 minutes of Main Street (either walking or driving), and also next to the Talkeetna River boat launch. The entire village is about a mile square, and full of exciting and interesting things to do. We are a small lodge with twenty rooms, a restaurant that seats 50 comfortably, and a full service bar. The main lodge has 8 rooms, and there are two other buildings that have 12 rooms altogether. All the rooms are non-smoking, and have private baths with a tub and a shower. Two of the rooms have a Jacuzzi style tub. The rooms have phones, hair dryers, and televisions with a DVD player for movies. The video store is across the street. The video store (on lot 3), is owned by us, and another business, Mahay’s Fishing Charter (on lot 4), is renting the building and property for their fishing business. Altogether we own 5 ¼ acres (the largest privately owned piece of land in the townsite of Talkeetna). We are close to all of the various activities that our town offers, and yet we are set in a wooded and quiet part of the village. The lodge and surrounding buildings are on an acre and a half (lot A1), and behind that (lot A2), another 1 ½ acres, is mostly wooded and includes a caretaker or resident dwelling. A smaller ¾ acre (lot 7) is undeveloped and wooded. We are asking $1.5 million for the package, which includes: approx. 5 ¼ acres, the lodge, (rooms, restaurant, bar), the on-site residence, the video rental store, and the buildings and lease currently occupied by Mahay’s. We would like to be cashed out; but would consider owner financing for the right buyer with 1/3 cash down, and the balance to be financed at 7% for 30 years. We are planning to stay in the Talkeetna area, and are willing to work with the new owners for six months to ensure a smooth transition. We are also willing to separate the package. We would ask $1.1 Million for the lodge/restaurant, 3+/- acres, and the caretaker's dwelling.
