Legal Descriptions: LEG LOT 29 CHARLES SPRINGS RIVEREST UNIT I ORB 458 P 088 WD YR 94 Lot 28 Charles Springs River Estates Unit 1. Lot 29 was originally sold as 2 acres and measures according to original survey (see Plat Plan photo) approx. 635' X 138.88' = 88188.8 sq. ft. with approx 139 feet of river frontage. 2. The river bank is approximately 30-40 foot above the river with a very scenic overlook . The lots are hilly with two rises between the main road and the river, giving it a nice topographical dimension unlike most of Florida flat lands. The woodlands are more like Georgia and include mostly very large Oaks, and Maples (which turn colors inFall) mixed with some Ponderosa Pines. There is minor underbrush like that found in Central Florida and makes traversing the property on foot or off road bikes not only easy but a joy to walk thru and climb its gentle rolling hills while observing birds and animals.3. The main dirt road in (Charles Springs Road) is wider than average(enough for two large trucks), always navigable and well kept by the county. There are never any potholes. An occasional washboard occurs in rainy season but the county does road grate the surface smooth on a regular basis due to the road being a county access to Charles Springs Park . 4. Currently, the lots entrance is on lot 28 with a large 'horse shoe' extending onto lot 29. The drive way is usually clear, may only require some small brush or log removal between infrequent visits. There is a natural drive between the large Live Oaks and makes turn arounds and maneuvering when trailering a boat or RV/ Travel Trailer relatively easy. Purchaser of LOT 29 will receive a legal written agreement to use the entrance drive on LOT 28 for a period of 6 months until they can establish a driveway onto LOT 29. This agrreement may be extended in time if I still persoanlly own LOT 28. If LOT 28 is sold to another buyer, the access agreement would be null and void, meaning the buyer of LOT 29 would need to establish their own access drive way to LOT 29.  No big deal, but may require clearing a few trees, brush for a rough drive.   5. There are some new homes built within the estates . There are also many new drives with gates and fences established in the past few years, indicating growth and future home sites. There are also some RV's and travel trailers with established wells/pumps and septic systems, probably being used as temporary homes until permanent structures are built. 6. Electric Power lines & poles run along the main entrance road with a pole at each lot. This location of the main line makes getting power lines into the property considerably more economical.7. There is currently no well or sewer or other improvements on the property. There are local services readily available that will install septic and wells for reasonable fees. 8. For camping purposes, water supply is no problem. There is a spring eminating from a solid rock vertical wall located almost directly across the river from lot 29 . We typically take a boat across the river and fill up clean gallon milk jugs with fresh cold spring water (I like to refer to as 'Liquid Gold') . We have also used a gas powered pump to pump water up to the campsite for dishwashing, showering etc when we were visting more often on extended vists. Remember, the Suwannee River is spring fed by the underground Florida aquifer springs and so the river is very clean, cold water. In past years I have drank water directly from the Suwannee with no ill side effects, however this practice is not typically recommended by the 'board of heath'. This is after all the 'LAND OF SPRINGS" ..with over 200 springs ...more springs than any other are in the world! SEE: http://purewaterwilderness.com/springs.htm 9. Charles Springs (approx. 1/2-3/4 mi south of property) is a small County Park which includes a natural rock lined spring swimming hole , picnic tables, garbage cans etc, and most importantly a very nice paved BOAT RAMP that is well maintained by the county and makes launching large outboard boats a breeze. If you are into canoeing or small boating (jon boat) these can be easily lowered / retrieved over the river bank by hand/rope and/or small winch.  10. On the East side of main road is all State Game Lands Preserve. Tracks can be spotted on the main dirt road for all types of wildlife and game animals including Bear Deer, Wild Boar, Panther, Armadillo, Racoon, Turkey , Rabbit, and a variety of fowl.11. The Suwannee River is a swift cold water spring fed river whose source / mouth begins in the Okeefenokee Swamp in Georgia. At this northern point, the area resembles parts of Georgia with high rocky banks and provides great fishing for Bass, Trout, Stump Knockers , Blue Gill and various other fish. Because of the waters swift movement, alligators are not typically present (in truth I have never seen a gator in the river during 27 years of boating on the river) unlike many Florida lakes, ponds, and swamps. You will find that there is also a lack of mosquitos for the same reason. It is a known fact that both these creatures prefer warm stagnant water like farm ponds and marshes, both of which are few and far between in this immediate area. So you can swi in the river without worry, however most folks in these parts prefer swimming in the springs, for obvious reasons. Rapids and shoals can be found on the river North of the property. (See Big Shoals photo) The river at Lot  29 is in the 'bends' area and is approx +/- 600 feet wide at that point. The river widens considerably at both north and the south of Charles Springs. Down river (south) to the Gulf Of Mexico, where the Suwannee River ends near the town of Suwannee, FLA. is approx 90 miles by river. Up river to the north at the mouth of the Suwannee River near Fargo, Georgia, is approx 125 miles by river. Blue Springs, a large County Park has a 60 foot deep spring that is beautiful. It is about 15 min. south of Lot 29 by boat on the west (opposite) side of the river. The area is surrounded by springs. This area of North Florida has the unique status of having most natural springs of any location in the world and includes over 200 Springs! There is a General/ Convenience Store approx 3 miles from the lots at Luraville, where gas, food, ice, fishing bait and typical supplies can be had. If you have no luck fishing for some odd reason, they typically have fresh water game fish for sale and even fried chicken if you don't feel like cooking! There is another store on the way to Mayo (10 mi) that sells other supplies and is a great stop point to get BBQ from there outside cooker! These independent country stores and their owners add a unique local flavor to the area. 14. The towns of Mayo (10 mi ) and Branford (30 mi) offer just about anything else you may need in the way of food, clothing, supplies etc. Live Oak, the county seat is even larger and is approx 60 miles from the property. Keep in mind, 60 miles of drive distance on scenic back country roads is a pleasure compared to 60 miles of city traffic and the actual drive time is all up to you. 60 miles can equate into a quick 40 minutes without traffic to contend with or can take hours if you make any number of the interesting stops along the way to 'smell the roses' so to speak. These towns have experienced considerable growth in the past few years and have new modern schools, courthouse, large new churches, quaint opera house, antique stores, and various new businesses. Anyone wanting to make permanent residence on the property could find work within the area or find enough commerce to support a business. This also means the property value will be going up considerably as the area grows and people seek acreage on the water for recreation ,boating, swimming etc. making this a PRIME INVESTMENT!15. Live Oak (county seat) is the Home to the 'Spirit Of The Suwannee' Park (approx 35 mi). This park features a beautiful large stage / band-shell with terraced amphi-theatre casual seating (bring a blanket or chaise) set in among tall Live oaks and Ponderosa pines. It has events on a regular basis (Bluer Grass/ Country Concerts and Festivals) and is the host to the very popular Magnolia Fests " Suwannee Spring Fests and October Fests twice a year, which feature music in various styles from Blue Grass, to Grateful Dead style country rock by artists from all over the US that typically find air-play on Tampa Bays alternative station WMNF FM radio. Ichetucknee Springs is just beyond Branford and is well known in the area for rafting. There are approx. a dozen locations along Route 27 where colorful rafts in all shapes and sizes can be rented. There is also transports available to pick rafters up , even in groups, and return them to their original starting point at the park. Groups have been known to link 12 or more rafts together and float for miles down this crystal clear spring/creek with coolers, hibachis and all the gear! It's a great all day water outing surrounded by lush scenic forrests for families and friends alike! White Springs , Fla (approx 75 mi) is home to the Steven Foster Memorial and includes a beautiful large southern mansion and a brick bell tower museums. Gainesville (approx 85 mi) being the home of the University of Fla. and its infamous Gators has many events, including sporting, music etc. There are also many unique shops, malls and eaterys here. While all these places are mentioned for extra occasional recreation events, we find that even on an extended stay of two weeks on the property, we typically don't leave it's peaceful serenity very often . The nights around a campfire and a black sky unfettered by city lights and filled with 10 times the stars as the city , are extra enjoyable and are about 10-15 degrees cooler than Tampa bay area, even in the summer. If you are into 'Star Gazing' this is the ideal place to bring your telescope! 20. It should be stated that this property is some of the most interesting I have seen in Florida. Each time I visit it takes on a special appearance. One particularly special visit, the entire property resembled the 'Painted Desert' of Arizona but instead of cactus flowers, the floor was covered with thousands of varieties of mushrooms in hundreds of varieties and colors of the rainbow and was very magical. That trip was the exception, but the Suwannee property's 'look' does change over time.
