The property is located at Mountain Lake, which is in Fulton County, NY in the Town of Johnstown.  I purchased this property about 8 years ago, and did all the work necessary to get it turn-key ready for building a year round home.  My plans have changed, and I am using the proceeds from this sale to finance another property. This lot is fully approved, meaning all permits and professional plans needed are included.   You can walk into the Town of Johnstown Building Department and draw a permit any time.  The septic is desinged for a 3 Bedroom home.  A private well will be needed for water supply.  Most nearby wells are hand-dug.  A local well driller estimated a drilling depth of about 150 feet with plenty of water, at a cost of about $ 2500.  The shoreline access point is 150' feet away, across a private gravel road. Utilities and driveway in place. Mountain Lake is a private lake accessed only by those with lakefront or deeded lake access. There is a voluntary Association with annual dues of about $ 50. Association memberships provides access to the Association beach and Boat Launch on the west end of the lake. While motor boats and jet skis are allowed they are not common or practical. This is a great canoe and/ or kayak lake. I was never a "lake" swimming person, but this lake's gravel bottom and weed free shorelines make it a pleasure to swim in.  The building site is high and dry, being set up from the road, and can support a seasonal or year-round dwelling. The pictures shows the closest lakefront access point (there are several other spots, as wall as a walking path around the lake), where there is a brand new dock for your enjoyment and use.  The other photos show the existing storage shed, road frontage, and wooded area on the parcel.  There are only another 4 camps past this lot, so there is really little or no traffic on the private gravel road.  This is one of the largest lots in the community with lake rights that I know of.  Most of the lots are tiny 50 x 100 lots created in the early 1900's before todays more strict Adirondack Park Agency Zoning, giving this lot exceptional privacy for the building site.  Annual taxes are currently about $ 800 a year total.  With a modest year round home, I estimate the total taxes would be around $ 2000/ year. Located 1 hour west of Albany, and 3 1/2 hours from greater NYC area. The southern Adironodack area is really one of the best locations within the Adirondack Park.  It affords access to many of the parks greatest regions, such as Old Forge, Indian Lake, the Greater Saratoga Region (Sacandage Reservoir is only 20 minutes away), yet is not as heavily used or traveled as the Lake George or High Peak Regions.  Johnstown, the County Seat is about 20 minutes away, where you will find all the necessities such as shopping, hospitals, auto supply, etc.. Acreage with lake access or lake front in the Adirondack Park is difficult to find at best.  If you've been looking, I think you know what I mean.  Existing homes with lakefront are only for the rich and famous.  Vacant lakefront or lake access acreage is equally scarce, especially fully approved and ready to build. If you have been looking for a great spot to get away to, whether it be a seasonal cabin, summer camp-site, or year round home, this lot is worth a look.  You can buy now and build anytime in the future.  This is a purchase that is partly for enjoyment and long-term investment, as there is a great demand for vacation rental properties as well. I may be able to assist qualified buyers with financing thru a third party lender.  This lot is certainly eligible for construction loan financing, which includes the land purchase price, and usually allows up to 18 months to complete construction.
