Units are fully equipped and have large balconies and have whirlpool tubs and ocean views. Swimming pools, tennis courts, a restaurant, convenience store and travel agency are just some of the on-site amenities. The resort is just five minutes' drive north of Playa del Carmen, 35 minutes south of Cancún's airport, and a short boat ride from Cozumel. The ancient Mayan cities of Tulum and Cobá are in the area. We bought a few years ago while vacationing at the Royal Sands.  The unit is in the first phase which opened in 2006.  If you've stayed with Royal Resorts before then you already know how great these places are.  The Royal Haciendas is the newest and it is incredible!  The resort itself is top shelf with tons of extras like jaccuzi tubs on the veranda.  We hate to list it for sale but we moved into new house last year and it needs lots of work.  We are also still adjusting to life with a 10 month old (our first) and have other priorities now.  I believe the maintenance fees are around $600 due only in odd years.  Original price was around $12,000.  Many things were planned including a private community w/ golf course and pedestrian only road that would link up directly with 5th ave. in Playa.  Membership transfer fee is $135.  We (the seller) will cover this fee.
