    I am offering at auction my car restoration shop with salvage yard property (grandfathered in since1967) and a 2 bedroom farmhouse home with a five (5) car garage so that I can finally retire.  This garage at the house was my first shop in Zearing Iowa.  I will be crushing or selling for scrap the rest of the parts and vehicles .  Most of what is left could sell with this auction.  There are a few personal items that I will take with me. I have been living in Colorado for almost 10 years and each year spending less time in Iowa.  It is time to quit the traveling and stay in Colorado full time. My business was established in 1975 and I purchased the salvage yard in 1979.  I specialized in VWs and had over 800 cars at one time.  This yard could be used for just about anything - cars, trucks, tractors, scrap, salvage, ets.  It is centrally located, almost exactly in the middle of Iowa.  There is a 48 x 78 metal pole building on approximately 3 acres (more or less) of partially fenced land with 2 gates.  The remainder is pasture/garden area and has a creek running through it so that you could keep horses and/or livestock on the property.  It is zoned Light Industrial and is grandfathered in as a salvage yard.    NOT EASY TO DO NOW!!  The address is 212 South Pearl Street. The building has an engine building and new parts room, paint booth, paint mixing room, office, showroom and restroom with a new gas hot water heater.  The shop has 2 hoists, deepsink, 2 floor drains, 12 x 10 overhead door with remote and local openers, 8" concrete driveway, (we did a lot of dirty work and washed cars on it), a natural gas heater and woodburning or waste oil chimmney.  There is an air compressor and some work benches that stay with the building. In addition, there is a nice shaded area east of the building with electric, water and sewer hookups for a mobile home or RV.  I had a building permit at one time to add a 32' x 78' addition  to the main building.  There is a small single car garage in the yard and was a large leanto, also.  The yard has lots of trees and grass that I kept mowed or horses kept in the fenced area.  I also had sheep, horses and chickens in there. The House has 2 bedrooms upstairs, a large living room and dining room, an older bathroom with tub, and older kitchen with metal cabinets, and entry room, large utility room, dirt floor basement, newer high efficiency furnace and newer electric hot water heater.  The kitchen stove is LP, and the refrigerator and window AC stay.  The house has hardwood floors in the dining and living room and upstairs bedrooms.  The 5 car garage was an old carriage house (I think). It has a loft with 3" wide stairs going up to it and at one time had a bathroom.  Ther is also a small single car garage on the property.  This property is also zoned commercial and is at 202 West Main Street. I would be willing to take 25% down with a payment of $1500 a month for both properties and a 2 year balloon payment.  The price is negotiable.
