Description
NEW LOW PRICE,A BARGAIN !!! OWNER WILLING TO NEGOTIATE! COMMERCIAL AND RESIDENTIAL , FOR SALE OR RENT,(GREAT FOR LAWYER OFFICE ,ART GALLERY OR OTHER!!!),Great location and good neighborhood. Kellogg Mansion The historical John Kellogg estate is a beautiful Romanesque/Victorian architectural building from 1858. It was built by the Kellogg family as their primary residence in the upstate New York small city of Amsterdam. It is an all brick building with original arched windows and outside heavy, ornately carved cornices and roof detail. Very well preserved and still with many features that were prevalent in the early 1860s like the classic painting on the high parlor ceiling and hanging light fixtures from the early 20th century. There are six Italian marble fireplaces with original accompanying iron frame plates, two of them fully operational (the others could be easily restored to working condition). Inside there are plenty of American chestnut window casings and oak door frames with huge Roman-Temple style sliding interior doors. The main entry hall has an impressive 18 step Victorian cherry staircase. The ceilings are heavily crafted with beautiful interior woodwork as well as other detail. The main first floor comprised of two huge parlor/visiting rooms (one is 28’x14_’, the other is 14’x16’). There is a great dining room (20’x11_’) that is well suited for a 12 person dining table and next a 10’x17’ sq ft kitchen room with newly installed, cabinets, floor, ceiling, and fixtures. Rounding out the first floor is a visitor master-bedroom, or possible library/ office (14’x13’) ,and a recently added full bathroom. Also an extra laundry room (7x4) has been newly added. The second floor encompasses three master bedrooms or possible offices (16’x14’, 17x14’, and 16’x12’) plus two standard bedrooms/offices (13’x10’ and 15x10’). An extra office or possible children’s room of 8’x9_’ with a beautiful front view, floor to ceiling window is also included. To complete this floor there is a spacious family master bathroom (11’x9’) with a tub-shower and all new classic fixtures, tile floors, and ceramic wall tiles. The estate is full with closets and curious halls that lead to extra beautiful windows and porches with great natural light entry and views. The two enclosed glass and wooden ornate porches (one on the right side of the property, the other in the back) are not insulated, but could become insulated easily. From the second floor there is access to a full walking (unfinished) attic with a glass antique herald cupola that gives a full 360˚ scenic view of the city and surrounding country area, including the Mohawk River. The attic has the potential to accommodate a full third floor if finished, or could be used as storage. The electric system is made of full breakers, updated 100% to modern standards. Every room has multiple outlets and phone jacks (no room in the house was spared of electric or phone power at all without obstructing the antique appeal of the property). All walls are above 12’ high (With classic antique wood crafted crown and baseboard). A new carpet has been installed in most of the house while the entrance hall and dining room have wood laminate flooring. The heating system is gas-forced air by two units (one in the basement, the other in the attic); an AC unit is installed in the attic as well. All units are modern(from the late 90s) and work in perfect condition. Four proprietors have owned this property. The original, John Kellogg and family (1858-1912) who was also the owner of Kellogg-Miller oil mill factory in upstate New York. After J.Kellogg died it was owned by Robert Owens(1912-1936) Them the state was bought by Dr. Adam A. Kindar who used it as his own residence and the main floor as a doctor’s office. In 1990 was sold to Sise-Sise Law Firm who used it as an office until 2007. Now the property has been going through an internal/external total remodeling and renovation to make it as close as possible as it was without affecting many of the still intact and preserved parts from the past. The mansion is located next to City Hall on a residential and commercial route, only three blocks from the Post Office, Bank, Public Library, Fire/police Station and more. Less than a minute from NY thruway I-90 access. It has a fully operational commercial building permit for law offices, medical, or gallery/museum business, as well as for residential purposes. The outside of the house is surrounded by a full black iron fence on the left side, a line of trees on the right, and open yard spaces, mostly paved with black concrete in the front and back. The lot size is approx. 74_’x168 _’. The building structure is approx over 8,000 sq ft, divided as follows: The first and second main floors (complete living space) are 4186 sq ft, the unfinished basement is 1982 sq ft, and the attic is 1900 sq ft. The roof is only 7 years old and in very good condition. The property has been recently inspected and no pest, termite, lead or toxic paint, as well as any humid/mold condition has been found in the premises that could lead to any inconvenience on the sale of the property. Most of the plumbing is made of copper and PVC. Taxes are pretty much fair and low compared to any other houses of the time, size, and location with an approximate $5,000.00 a year. The maximum heating/electric cost in a rough winter season spent has been $400.00/MOMTH that compared with a living space of 4186 sq ft is fair enough. This is a general description of this beautiful property (without equal). The Mansion is WAS listed at a modest sale price of $450,000.00 now reduced to only $399,000.00 and open to negotiation for a reasonable offer. Also the possibility of a rental as a business opportunity with a minimum of one-year rental contract with a potential active sale proposal is an option. A pre-approval letter with a minimum down payment of $5000.00 must accompany any purchase offer. The house is being sold by the owners only, no realtor/seller extra fees are involved. If you are interested to see the property you need to send a pre-approved buyer letter to be able to see the residence per appointment. Any proposal should be directed to my lawyers, and in that case you may contact me via e-mail, mail, or phone to know the details. We will be more than happy to arrange a visit and view of the property at any time or day of the year once the pre-approved buyer letter has been received and accepted at the lawyer’s office. The small city of Amsterdam is located in the northern-central region of New York State, 3 hours drive from New York City at the edge of the Adirondack Natural Reserve Park (the greatest natural reserve park in the 48 states nation area), close to many outdoor activities like camping, hiking, hunting, fishing, and all winter season activities.
