Description
Starting Bid is $199,500 Or You can make us an offer (To Make us an offer call 208-899-2301 or 208-896-4444 or email us at sherry.ascent@gmail.com) Original Listing Price was the Fair Market Value of the land alone:   $1,249,500  EDGEWATER:  A truely special place your whole family will love.  When you walk into this home the very first thing that hits you is the breathtaking view of the lake and Tamarack Resort through 5 picture windows (See photos).  Sitting right on the shore of Lake Cascade in Central Idaho, this property is only about a 1 1/2 hour drive along one of the most spectacular scenic river routes in the world, from Boise, with all the city life.  You can feel the stress melt away as you come to this mountain home that has so much to offer as a retreat, sanctuary, vacation home or even full time residence.  The cares of the world  disappear and no matter what time of year you can relax in comfort either by the large old fashioned hand laid stone fireplace in the winter or lounging or barbecuing on the lakeside deck or flagstone patio in the summer.   Lake Cascade is a large reservoir formed by a dam on the Payette River and is about 23 miles long and 4 miles wide at its widest point.  This home is situated at the Northern end of the lake actually on the point of the confluence of Lake Cascade and Gold Fork River.  Mountains line the west side of the lake, providing stunning views and sheltering the slightly narrower northern end of the lake where the home sits.  For arrival by air, besides the Boise Airport, there are airports nearby in both the towns of McCall and Cascade and we have seen a number of residents fly their float planes in and land on the reservoir itself, tieing up to a mooring buoy. The quaint and beautiful town of McCall is just about 15 minutes away to the north and it is nestled next to Payette Lake and yet another ski resort.   McCall has several fine dining restaurants as well as great breakfast and lunch stops and shopping.   The small town of Cascade is only about 15 minutes to the south and has a high quality movie theatre that was built in the 1930's with a retro feel and all the trimmings, yet provides the latest films.   The closest town is Donnelly, put on the map by a Presidential vacation visit and is the highway route to Tamarack Resort.  The historic town of Roseberry is also close. This tiny town is home to the local historical museum, a one room school house, century old church, and original Roseberry General Store where you can still get old fashioned candies and hand dipped ice cream.  Each summer they have a huge Ice Cream Social with all kinds of activities. Summertime:  This is one of the very best fishing spots on the lake.  Imagine fishing from your own private dock for Perch, Bass, Crappie, Blue Gill or Trout.  The Great Blue Heron enjoys fishing from it too.  You can also hop in  your boat cast off from your dock and zip across the lake to the Tamarack Resort docks and grab a shuttle to take you up to the fine dining restaurants and fun times at the resort or for a round of golf at Tamarack's acclaimed Osprey Meadows golf course.  But, with the exceptionally deep year-round water just off this property it is also the perfect spot for water skiing, jet skiing, kayaking, canoeing, swimming (the water reaches as high as 80+ degrees in August), or sailing all season long.  Hiking and Mtn. Biking is also popular in the area.  How about relaxing on your own beach while watching the Osprey dive for fish or the otters play on the dock or the geese paddle by with their goslings?    Wildlife is everywhere and you are in the middle of it.  The racoons and the fox and their little ones will stop by for a handout on a regular basis, if they can talk you into it! Wintertime:  Nothing can compare to a Christmas in this house.  The lake freezes in the winter and you will find Cross Country Skiing, snowshoeing, and Ice fishing is great on the lake.  You can Snowmobile across the lake to Tamarack or take one of the many trails in the area for a memorable winter adventure.   Both Nordic and Alpine Skiing is available and the beautiful new Tamarack Ski Resort is world class, even offering an outstanding Super Pipe that attracts Snowboarders from all over the country.  All this is just across the lake a few minutes away.    You can easily watch skiers through binoculars or telescope clear to the top of the mountain.  Spectacular sunsets light up the sky throughout the year.  There will be plenty of snow for your Thanksgiving, Christmas and New Years celebrations.  McCall has a large Winter Carnival from late January through the first week in February that includes fabulous parades attracting thousands and a series of events and parties including a Casino Night and Show Sculpting Contests.   This home comes with 150 feet of  its own sandy beach with two levels created by a boulder seawall and a private dock.  In the middle, the seawall forms boulder steps leading down to the water so, no matter what the level of the lake, there is convenient sandy beach access.   The dock comes with a separate Mooring Buoy and both have permits.  No new permits will be granted on this lake.   The dock is currently about 14 feet long and can be added to for a total of 50 feet.  At the North end of the beach is a rock firepit and a pile of wood just waiting for someone to show up with marshmallows.  Below it a natural spring flows year 'round.   To easily launch your boat the neighborhood has a private launch ramp about 2 blocks from the house.  The house sits on about .29 acres.  But the huge beach and open lake view gives the home a feeling of being on a much larger lot.  The property is nicely wooded with very large native trees; Ponderosa Pine, Blue Spruce, Scotch Pine and Quaking Aspen which turn a beautiful gold in the fall.  Added to that are River Birch which turn gold and Maples which turn a fiery red.    Edgewater is a very cozy log home with room for everyone.  It was built from trees cut and hand peeled right at the site.  The fireplace was built with rock gathered locally.  It has 4 bedrooms -all with large closets, 2 bathrooms, one of which is new, plus a home office and an upstairs 32 foot long rec room for the kids that is entered through a unique telephone booth stairwell with spiral staircase.  The kitchen was remodeled about 6 1/2 years ago and has a large pantry.  Floors are quality carpet and vinyl.  Countertops are laminate.  The home is all electric with baseboard heat that keeps the home very comfortable throughout the winter, but the fireplace becomes the heart of it all in cold weather with its very effective heatilator.  The Stove, Refrigerator and dishwasher are included.   The interior walls are rustic sawn mahogany wood panels.   The roof is metal.  The matching 2 car garage is slightly detached.  The house has a large lovely flagstone patio and lakeside deck.  There is room for expansion and the garage could be easily connected.  The home has year round access on a paved county maintained road that is county plowed in the wintertime.  There is an alarm system on the house that contacts a 24 hour monitoring system in case of fire, break-in, or if temperatures inside the house fall below 40 degrees.   There is a Home Owners Association with annual dues of about $100 per year.  Water and Sewer are provided by North Lake Recreational Sewer and Water and the monthly usage bill  for both together is $52.25 per month as a flat fee.  Electrical use varies with the seasons running from $25 to $300+  per month depending on use levels.  Phone, DSL and Satellite are available in the area.  Property taxes for 2007 were about $2700. The neighboring homes are valued in the $1,000,000 range with some approaching $2,000,000.   Homes in and around Tamarack Ski Resort are valued in the $700,000 to $7,000,000 range with most in the $1,000,000 to $2,000,000 range.  Schools:  There is an elementary school in Donnelly (Aprox 6 miles) and High Schools in Cascade and McCall (Aprox 15 minutes to each) and a Charter School at Tamarack. We have owned and loved Edgewater for about 5 1/2 years, but have had to relocate to a different area for health reasons.  For further information please contact:  Gerry Brown  208-896-4444  or  208-899-2301 (Cell)  or at  sherry.ascent@gmail.com THIS IS NOT AN AUCTION FOR A DOWN PAYMENT.   YOUR BID IS FOR THE TOTAL PRICE OF THIS PROPERTY.    THIS IS A BINDING AUCTION   ALL BIDS ARE BINDING   SERIOUS BUYERS ONLY   WINNING BIDDER:  The successful winning bidder (Buyer) must provide a non-refundable $500 deposit (Only refundable due to property not appraising for an amount equal to or greater than purchase price.  It will not be refunded due to buyer failure to qualify for final financing  or due to buyer not completing purchase).  This deposit is to be made within 48 hours of auction end to secure their winning bid in the form of a cashiers check or money order.  This must also be accompanied by a letter of credit or letter of financing approval and a signed sales agreement with an attached copy of a $5,000 Earnest Money check that has been verified and deposited with an approved Idaho Title company and the funds held until completion of this sale.  The $5,000 Earnest money check will be refundable only in the following circumstances:  Final walk through inspection shows property to be not as presented or property does not appraise for an amount equal to or higher than purchase price.   All monies deposited will be credited toward property purchase.   Closing to be within 30 days of auction completion.   Buyers should inspect the property prior to bidding and are encouraged to hire a property inspector.  Seller will make himself available for showing/inspections by appointment.  Buyer is responsible for all due diligence.   Seller will provide clear title guaranteed with typical sellers title policy, seller will pay sellers typical closing costs.  Buyer to pay all buyers closing costs, any LID costs, any inspection and appraisal costs.   Buyers seeking financing should always expect to pay AT LEAST 25% - 30% down on non-owner occupied properties, vacation and 2nd Homes.  Seller will not carry any portion of the financing for this property.   This property is prequalified for financing.   Seller reserves the right to cancel all bids and remove the property from the auction listing early due to pre-sale.   Seller does not imply any warrantee of property.   For further information, showing or inspections contact:  Gerry Brown   208-896-4444 or  208-899-2301   or   sherry.ascent@gmail.com
