UPDATED I will not be putting this back on E-Bay when it expires. You'll have to look at Craigslist Dallas. This is a 1 1/2 yr. post divorce sale and a great deal (is it still post divorce after that long?)! I have just REDUCED the price on E-Bay again in an effort to sell quickly and will consider all cash offers...and yes, I will go lower, make an offer in writing. I really want to get out of here, too many fisherman for me! Decided to keep the offer on here for a 1% finders fee to anyone who refers the buyer on the property. I have rented a couple of times but not really into it and not up to all of the questions. At this price it isn't a rental property anyways...it's a steal as my agent put it. Now for the important stuff for those that are interested. The main house is decorated very nice and so is the cottage, have a local business owner copying the plans to my cottage for his lake house. This property sells with almost everything (most of it is brand new never used) including the furniture and decorations in the cottage and barn so you can entertain right away (Exception is the main house which contains my personal items and some items stored in the barn). The property is on the Preston Peninsula surrounded by beautiful Lake Texoma. It is under a 5 minute walk to the water and I'll even show you a semi-private beach I go to with my dog every day, it's beautiful. This area is the hub of the lake, everyone from Dallas comes here to play since Dallas is only 1 hr. away. There are more boats over 1 million dollars in this area than anywhere else on the lake and some of the fastest in the U.S. also. If you want to start a business on the lake this is the place to be. Lake Texoma is still one of the largest man made lakes in the U.S. (over 89K acres of surface area) and has an abundance of Striper (Striped Bass) which require salty water, ours is just salty enough and they love it. We probably have more fishing guides per capita than any other lake (just a guess), they are EVERYWHERE and busy. I chose this property very carefully knowing that it would increase in value and it is happening with the new highway coming in next year from Dallas. Due to the new highway the Grayson Airport is expanding and property values are skyrocketing. It took me 3 years to locate this amt. of property (1-5 acres are impossible to find) and it almost doubled in value the year I bought it before we even started to build. In the last month I have picked up 9 interested parties but still no written contracts...Only 2 have made it out here and wanted a rental history which I do not have. HURRY and get your offer in! There are 70 wooded acres behind me and you may be able to purchase a couple adjoining the property at 15K each from the seller (it literally doubled last year), my agent has it listed. Everything on the property is just under 3 1/2 years old with the main house just completed in December of 2007. The Barn (metal building) is perfect for your large family as it will sleep six (I have just put 3 new vinyl futons downstairs and 2 twins and a full size in the upstairs bedrooms with new bedding in it for that reason). The cottage is the perfect romantic getaway with a King size mattress upstairs and 1 new futon down. I will turn it all over to you along with everything in the barn so you can start having guests right away.  The property includes: The main house which was just completed in December. It is a large open plan with 9' + ceilings, 2 bdrm. 2 bath 1700 sq. ft. with an oversized garage. It overlooks the pond from the west side of the house but sits in the trees. Everything about this house is oversized and open with lots of windows and many shade trees. My ex and I worked for a high end custom homebuilder in Dallas and did it right since we were going to retire here. It has granite throughout (except for mudroom) with a furniture sink in the guest bathroom, laminate wood floors in the kitchen, living and guest bathroom, tall cabinets everywhere, a 8x17 mudroom with counters, plenty of cabinets and counter space, a sink, lg. pantry, and washer and dryer area. It is nestled in the trees and very beautiful. It has a partial kitchen a full bath (shower) and an 8x16 loft with cedar railing and a spiral staircase I just added for customers. It includes a King size mattress upstairs looking out into the tree tops and out over the pond through the trees...very romantic. I made the countertops from a local cedarmill and they are georgeous. It only has a 20 gal water tank which you could upgrade if needed. It has satellite TV already working but no telephone. This has a 220 window unit and 220 heater and stays very comfortable both summer and winter. The Barn is 35x60 and has a huge covered front area for washing cars and boats, a large covered area off the side for a boat, and a huge covered back porch with a ceiling fan looking into the woods. It has an oversized remote controlled garage door 10' tall and wide, and a 14' rollup door for an RV or large boat. Work tables are in place, a large woodburning stove and central gas heat in the open barn area. We put in window units and used floor heaters to heat with no problems as it is VERY well insulated in the living areas. The living room is open to the huge kitchen with storage over the entire living area accessible by the stairs to the bedrooms. I will post more pics on the web site above. The bathroom is huge and includes new stacking washer and dryer with 2 closets a long bench seat, a shop heater that hangs from the ceiling and a shower. There are 2 bedrooms upstairs with one being a master with a walk-in closet with two large windows looking into the woods. The back porch is 12x20 and has a ceiling fan, a firepit and a rustic bench swing. The barn backs to 70 neighboring wooded acres with all kinds of wildlife. We regularly have turkey, coyote and bobcat seen from the living room. The turkey will even come up on the porch if you place corn outside. Pics 1-4 are of the cottage and 5-8 are of the barn. 9 is the greenhouse which is 12x16 (almost completed, just needs trim around the windows) and there is also an RV pad on the other side of the property with it's own entrance, power, water and view of the pond. 10-12 are of the main house. All of the buildings have Satellite installed and working. This property has a secluded feeling for being in a neighborhood and all of our friends have said they wished they could live here. The 70 acres behind me are also for sale but will not develop anytime soon as it has too much work to be done to develop, we looked into it. The property is very quiet but convenient especially if you enjoy boating or fishing.  Write me if you want to come view the property, I am available to show or my agent will show it to you if I am not available.
