Lot size and Dimensions: 85' x 150' Property Owner’s Association (POA): $555.06 per year, per lot Utilities: Unimproved lots with power in area. Access to water and sewer is done through a well and septic system, and in order to build on any lot, the property must also pass a percolation test. Roads: Paved and maintained The Seller will pay any transfer fee to transfer the association membership for the property from the Sellers name into the Buyers name. Pocono Springs may also charge a one-time only Capital Improvement Fee of $200 the Buyer, unless the Buyer elects to re-sell the parcel within 18 months. If the Buyer intends to re-sell the parcel, a one page Affidavit will be provided to the winning bidder, which must be signed and notarized, in which case the Fee will be waived. County Recording Fee AND additional fees: Wayne County charges the following to transfer and record the deed:$28.50 recording fee and 2% Transfer Tax.
