 26 X 64 MANUFACTURED HOME FOR SALE    We are selling our home because we're ready to move into an assisted living community closer to our children.  We've lived here for 11 happy years and hate to leave our friends and neighbors but we have now reached the point in our lives where it is necessary to have some things done for us.      We have priced our home to be very attractive to potential buyers so we can move on to the next phase in our lives as soon as possible.  Houses in this community range from $95,000 to $135,000+ and we're selling a perfect home for less than the cost of the least expensive home here........    Heron Cay is an "adult community" (one adult must be 55 or over) in Vero Beach, FL - a lovely town on Florida's east coast about midway down the coast.  We have everything that could be desired --- two large malls, one an outlet  mall with 95 stores and the other indoor mall with Sears, Penneys, Dillard, Macy and  a theatre with 26 movies. all types of outdoor activities -- olympic pool, bocce court, tennis courts, exercise room, large club house here in the community and the beach is only 9 miles away, about 15 local golf courses, fresh water and ocean fishing, several State and local parks within driving distance, cultural activities (Art Museum, Riverside Theatre, dinner theatre, library and on and on.    To get further information on our area go to TCPalm.com or other Vero Beach sites.     Our home is a 26 X 64 Homes of Merit manufactured home made to the rigid Florida specifications.  We have an attached 10 X 20 screened porch that looks out on the lake (good bass fishing!).  We have a large Master Bedroom with a walk-in closet and a separate powder room and bathroom; the second bedroom (I use it now as an office)also has a full bath and a large closet; a den with sliding glass doors that go to the screened-in porch; a large kitchen with a stove-island and a great deal of closet space; the living room and dining area is large and attractive with six full size windows.      Our community is what is called a land-lease community, that is, we own our homes and pay rent for the use of the land and many amenities of the community.  Our rent is $500 per month which includes complete ground maintenance of the grounds (no more lawn mowing!), use of the pool, tennis courts, bocce courts, shuffleboard courts, professional gym, craft room, club house, etc., etc.  The community is managed by Homes of America, a national management/development company.  Incidentally, the common grounds are maintained beautifully - you can get a general idea from the entrance photo and I can send more photos, if you'd like.  .    There is an ad valorem tax (about $350.00 per year) and a landfill tax (about $50.00 per year) and an annual registration fee of about $110 per year - there are no other taxes! and no Florida income tax either.      To give you an idea of monthly expenses for the operation of our home ------ the rent is $500; electric runs about $125; sewer and trash are $30; phone is $21; cable is $39; insurance is about $110 and then your personal expenses.   Gasoline is expenses - about $3.59/gal, which I think is disgraceful but............    I'm sure you'll have questions in addition to what I've told you above - please send me an email or letter or a phone call - 772-563-4862.   I'll answer any and all questions.      This really is a great opportunity for anyone that is ready to come to sunny Florida and enjoy the good life!    Thanks for taking the time to read all this - I look forward to hearing from you.                                                                                                                         Joe and Marilyn BradyPS   Please see the question and our response about using this house to live in and for rental investment purposes.  I failed to discuss it in the text above but it is a great way to go - you can cover most of your costs by renting it out during the winter and have the house ready for you for the rest of the year.   It's a great idea for folks that are going to retire in the near future - but it now, cover your costs and have it read when you're ready to come live in it.......
