This timeshare is an "every other year - even years" - two-Bedroom/three Bath Suite (also referred to as a Two Bedroom Lock-Off) at the Fabulous Marriott's Ocean Club Timeshare Resort in Kaanapali, Maui, Mountain View. This is a lock-off unit where you can used the 1 /2 Bath portion for one visit (sleeps 6)or you can use the Deluxe Guest Room portion that sleeps 2 (similar to a hotel room with a gourmet center)at a separate time. Or you may choose to use the entire Two-Bedroom/Three Bath Suite (1,305 square feet), which sleeps eight. This has three lanais, has a comfortable living and dining area, includes a gourmet center featuring sink, microwave, bar-size refrigerator and a dishwasher. Also includes three TV's (one in the living room and one in each of the bedrooms - one DVD player is also included). The fees paid in January 2007 were - Maintenance/Operating Fee for 2008 - $655.77; Replacement Reserve paid for 2008 - $65.63; taxes for 2008 - $44.21; totalling $765.61 The week is a Floating Time Rights (Christmas and New Years weeks are blacked out). $1000.00 deposit and signed contract is to be received by the escrow company within five business days of the auction's close; Transfer of Ownership is processed through a formal Escrow, to be handled by Resort Closing, Inc.  The closing costs will be $475 for Timeshare Property plus $50 to transfer the Interval International).  A $120 processing fee is required by Marriott Vacation Club International. Closing Includes The Following: Document Preparation (documents necessary to transfer ownership - typically a deed -are professionally draft) Purchase Contract, Settlement Statement Account Search: Letter provided from The resort verifying ownership; Verify Property Tax Status; Funds necessary to transfer ownership are held in an escrow account until the transfer is complete. Ownership Document Processed -  Resort Notification Final Document Transfer including recordation of the deed, and forwarding final copies to the Resort and the Buyer (sales tax and recording fees not included). All closings are reviewed by Resort Closings Inc in-house Attorney to ensure accuracy.
