Description
We always had a dream of living at the lake in a vintage cottage and when we first found this one several years ago, we couldn’t believe it was here on the north shore of Lake Erie in Port Stanley, Ontario, Canada! We have decided to retire and move to a smaller cottage along Kettle Creek at the marina here in town and are offering our recently completed, beautifully restored home for sale. This is the opportunity for you to own a vintage cottage or year round residence in a beautiful, working fishing village with all amenities including 5 star restaurants, couture clothing shops, Foodland grocery, marinas, yacht clubs, and a live theatre! Less than 15 minutes puts you at the Cineplex Theater, Wall Mart, Home Hardware and furniture, major eateries as well as local fine and casual dining. The St. Thomas General Hospital is 12 minutes from Port. If the lure of the big city beckons, then London is only a short drive with all things to offer not the least of which is the world-class medical facilities and Western University. Fire and rescue is right here in the village and alternative health care options. We are 2 hours from Detroit Michigan or 2 1/2 hours from Buffalo and Toronto. We have the fortune to not only live the cottage lifestyle but are able to continue working as the commute is far less than any major area with no grid-lock rush hours. This is truly life at its best. This charming home was lovingly restored over the last year and true to our nature, all the vintage charm and historic features; such as the antique pine floor, ceiling (9’6”) and walls, transom doors, were kept as intact as we could keep them while upgrading all the mechanics of the house to modern expectations. The house also boasts some antique float glass, antique hardware and many custom hand built wooden details. I will expand on the details in a minute. This is a three bedroom home with two full bathrooms, laundry facilities, brand new energy efficient appliances, a new, custom built kitchen and tons of storage! We have a dynamite views and are located in prestigious, sought after Orchard Beach where some of the neighboring homes were once owned by the likes of the Labatt Family and others of equal fame and fortune. We are proud that our house has some features that are hard to find at the lake, including a garage and a double laneway long enough for your RV. FEATURES: -Lot Size: 51.25 ft by 100 ft -3 bedrooms: master 15’ 9” x 11’ 9” -2 bathrooms -Eat in kitchen: 13’8” x 19’4” (irreg.) -Formal dining room: 18’2” x 13’ 1” -Living room: 10’x 17’2” -Main Floor Laundry/ Rear Entry: 15’3” x 7’6” -Upper entrance foyer: 21’10” x 7’9” -2nd floor Office, ( Could easily be granny flat ): 26’6” x 19’1” (irreg) -Furnace Room. -Front entry, lower level. -Ground floor storage room: 10’9” x 7’6”s. -Single car garage. -Huge rear patio. -Taxes: 2007: $1,961.60 Cdn. -(All measurements are approximate and to be confirmed by purchaser.) Kitchen cabinets are maple, with brandy wine stain and were custom built in Minnesota. Our sink is black granite, side and a half with European burnished bronze fixtures. The countertop is custom built with matching maple trim and complimented with glass back splash. Energy efficient appliances from Frigidare, including Series 8000- front load washer dryer. Stainless steel and black matching side by side frig with ice maker / filtered water dispenser. Flat, ceramic –top stove( self cleaning )and powerful microwave and a built in dishwasher. There is a gas fireplace in the dining room complete with wide pine mantle and we have seated 10 for Christmas dinner with lots of elbow-room! Installed over the dining table is a beautiful Hunter fan / light with varying speeds. Dining / Living rooms are open concept in ‘Great Room” fashion. The Spa Bath on the main floor features a Jacuzzi tub big enough for two with ample lighting and three huge closets flanking the entrance hallway. Our master bedroom is very large and is tucked away at the back of the house for serenity! Two other bedrooms will accommodate full size beds with ease. A bright and airy front foyer with it’s plantation style, float glass eighteen light side opening windows and fifteen window pained door, four windowed transom, leads to a large deck on the lakeside with French Doors leading the way. The view from here is breathtaking with vistas of the shoreline, Little Beach and the main harbor complete with the lighthouse. What sunsets you will see! The back entry leads to our delightful outdoor living space, convenient to the kitchen. A new utility room was constructed on the office floor and that now houses the high efficiency Lennox furnace and electric water heater. The energy bills have gone way down this winter. This was a major concern that was addressed with amazing results. The homes’ plumbing was inspected and completely upgraded and / or replaced. All wiring that we found needing updating was replaced as was the 100 amp. breaker panel. There is only one light fixture in the house that was not replaced and the 2nd floor bath is all new with top of the line fixtures, lighting and ceramic tile with stainless steel inserts to compliment the brushed nickel lighting. Roofed with gorgeous Galvalum and all new seamless eaves trough, fascia and soffit, all of which should provide decades of maintenance free living. ....And then the crowning glory: We painted her a proud Maritime Red with pristine white trim. The deck floors compliment with battleship gray. Landscaping included having the lush 35 ft birch tree trucked in and planted with a industrial spade. There is over four thousand pounds of river and moss rock trucked in from northern Ontario and boomed into place by our landscapers and the bubble pond delights all. (Most bubble rocks weigh in at 100 lbs. Ours tips the scales at almost 1,200 lbs!) Once the lawn was reseeded, the gardens mulched with cedar shavings and the cedar post railing set next to the side stairs leading to the patio, we had our ‘Muskoka’ feel with a Peggy’s Cove look complete. You’ll notice the name plate: Skywood” The back patio received it’s new fence with custom pergolas and new custom built planter boxes for your own kitchen garden. There is hydro and if you’d like to go a step further, the plumbing is just through the wall for your outdoor kitchen. The drive was then excavated, widened and after preparing the bed by laying and compacting 40 tonnes of “A” gravel base, the ‘ Cobble Stone’ granite colored Unilock was set. The lane measures 20’ wide by 54’ long and provides a grand entrance to the 5’x6’,6” inch thick slate slab door step. Enjoy the pictures we have loaded here. We have many more for you if you’d like. We’ll be happy to answer any and all questions and arrange your personal viewing. Telephone: 519-782-4113. Please leave a message if necessary and we’ll return as soon as possible.
