Description
You are bidding on a 0.47 acre lot at Bent Tree, Georgia.  You are bidding on the full price.  Bent Tree is a gated golf, tennis, swim, boating, equestrian community about 70-miles of Atlanta.  Property elevations range from about 2000'-3000'; and temperatures are significantly cooler than Atlanta; snow is not uncommon.  Bent Tree abounds with wildlife, with deer being almost a daily sight.  The first picture in this ad is of Bent Tree's Lake Tamarack and the other two pictures are of the property itself. New homes being built at Bent Tree currently are in the $300,000-$500,000 range.  I suggest that you go to internet search engine and investigate Bent Tree; I think you will like what you see.  Bent Tree is owned by the property owners who elect their officers and oversee the employees; there is no developer.  If you purchase this lot you will be a member and can use the basic facilities.  Please not that some activities such as golf and tennis have an extra fee above and beyond the general assessment. The parcel that you are bidding on is 027A755 and is currently assessed by the county at $10,000 (you can double check this at http://qpublic.net/ga/pickens.  The lot immediately west of mine is 0.50 acres and is assessed by county at $10,000.  A 0.93 acre lot immediately east of mine sold in July of 2007 for 34,000; and a 0.46 acre lot immediately across the street from mine sold in September of 2002 for $25,000.  Currently the least expensive advertised lot at Bent Tree is $8,500.  You will note that I have another lot for sale on e-Bay; this lot, however, has a gentler slope and thus is priced higher. I purchased this lot at a tax sale in May of 2006 with the idea of developing it; however, with the current slowdown in real estate and my moving to Florida, I just want to get rid of it.  2007 property taxes and 2008 Bent Tree assessments are paid in full. 2008 taxes of about $83.40 (not yet paid) and the 2008 Bent Tree assessment of about $714 (already paid) will be pro-rated as of date of closing.  At closing, I will provide you a Quit Claim Deed (at no cost) or you can you have your attorney prepare a Warrenty Deed.  Attorney's fees would be your responsibility.  Recording fees are $10.00 for the first page and $2.50 for each page thereafter.  In addition, there is a Georgia recording tax of one mill (0.1%) that you would be charged for.  Your check to me should be a certified bank check or your attorney's check.
