Description
One of the few chances to buy an exquisite private property in a sought after area! For the first time in fifteen years, this gem of a property is on the market. My name is Jennifer and this is my parents’ farm. My parents have retired and now with the horses and children (not necessarily in that order) gone, they want to downsize. Although I love the farm, my husband and I can’t afford it (and my parents don’t want to wait to see if we can). So, the least I can do is help them. And, yes, they know of and have approved this listing. So, with that said…..Let me take you on a private, insider tour. First, we need to drive to the property—we will be going about 40 miles north of Atlanta. To get there, we will go north of Alpharetta/Crabapple Corners on Birmingham Highway, to an area that was all rural, that is now dotted with million plus dollar homes and communities on acre plus lots. Let’s take a left at the last intersection before entering Cherokee County. Just a few years ago, there was really nothing at this corner--just an old country store and an old family homestead. Now that this jewel of an area is starting to be discovered. See all sorts of amenities now here—a grocery store, two banks, retails stores, restaurants… . How convenient. My parents used to travel to the next county to purchase groceries! As we go down the road, you can see the rural flavor this area boasts—look at all the land, open area, trees… . Wait! We have to be careful not to miss this property. You can’t see it from the road. Many people don’t ever realize it’s there. We will have to slow down… . There is it! First I’ll have to stop the car and open the gate. The property--all 15.61 acres--is completely fenced. Talk about privacy and safety. Now with the gate open, let’s start down the asphalt driveway. The driveway is approximately 1/8 mile long and takes us through the gorgeous property. See that land to the left, on the other side of the fence? That’s one of the neighbors—such a nice person for you to meet. It is possible that those 5 acres could also be purchased to make for over 20 acres of land. So, what do you see going down the driveway? Nothing but mature hardwood trees sprinkled with pines on both sides. Isn’t it gorgeous? Image the dogwoods in bloom. It looks like it is snowing in the forest! Look up ahead! At the bottom of this stretch of driveway is the barn and private lake. Let’s stop and take a look. The barn is solid and has up to 8 stalls. Two stalls can be used as a double stall for a broodmare ready to have her foal or the wall can be put up to create a full 8 stalls. Most stalls have its own window and separate fan. You know horses—they love to see what’s going on outside. The windows also have a wooden closure for cold or stormy weather. The aisle of the barn is wide so there is plenty of room to work. Here is the tack room on the left. The floor is cement and the door can be locked. There are two windows in here, too. Next to the tack room is a washstall for the horses. Again, note the cement floor. And there is the hayloft—up there above the tack room and stalls. You will also notice the high center ceiling. The barn has running water and is well lit. Let’s go out the double doors at the south end of the barn. Look at that—your own 1 acre private lake. A great way to cool of in the summertime. Let’s walk out onto the dock. The lake is spring fed and it is full of bass, catfish and brim. We haven’t fished in many years so imagine the sizes. Rumor has it that there is a catfish in there that rivals “Catfish Hunter” from the “Grumpy Old Men” movies. If you catch him, you will have to send us a picture. Look at clean water—no algae issues thanks to the constant inflow of spring water. The lake is deep, too. Heard about the water shortage in Georgia and all of the lakes drying up? You couldn’t tell it here. Again, look around you. Nothing but hardwood trees sprinkled with pines. Back there, behind the property, where you can see the open grass field. That belongs to the neighbors behind us—a collection of classy, upscale equestrian properties—and they are expensive. The houses over there typically cost more than what is being asked for this property. What is that saying? Something about always buy the cheapest property in an area of expensive properties? Look at all that pasture. There is a good 5+ acres for horses to run. Plus the horses can have access to the lake to drink or cool off--very convenient. And, as always, more trees in the distance. Don’t be surprised if you find quartz on the property. We are on a quartz rock outcropping so treasures abound. Well, let’s get back into the car and head up to the house. Again, as we finish up the driveway, there is nothing but trees on both sides. The fall foliage is the best—reminiscent of the New England countryside. Here we are at the top of the driveway. The circular area makes turning around a breeze. Look at all the surrounding trees. I like the magnolias over there best. Over there on your right is the 2 car garage. There’s room for storage in there, too. Let’s head to the house… . One of the great features is the wrap around porch. Ever sit out side listening to nature? This is a great spot to sit a spell. And notice—you can’t hear the cars on the road, can you? All of the windows are oversized and there are 7 sets of French doors—four on the front of the house and three on the back of the house to the oversized deck. The original owners built the house between 1985 and 1986. They altered the blue prints of a Southern Living house to create this one of a kind home. There was one owner between my parents and the original owners. My parents have been here for the past 15 years. Let’s go inside and see the place… . as we do, welcome. As we stand in the front of the house you will notice the wide hallway flanked by the living room on the left and the dining room (seats 12) on the right. Both rooms have French doors that lead out onto the front porch and pocket doors to close the rooms. The leaded glass door in the dining room leads to the kitchen. As you can see, the front interior of the house is separated by another set of French doors. Imagine the easy and elegant entertaining! As we go through the French doors inside, you will see a half bath on your right. Look up! The high ceiling has a large skylight. Look how naturally bright this hallway is. To the left is one of the three bedrooms. Being empty nesters, my parents use this first bedroom as the media room. There is a walk in closet over there, a ceiling fan overhead and this door, on your right, leads to a full bathroom. You will find a linen closet in the bathroom, too. If we go through the full bathroom, we will end up in the second bedroom. So the two bedrooms share the tiled bath. I think this second bedroom is the quietest room. Listen….all you can hear in the quiet hum of the ceiling fan. Let’s head back to the main part of the house—let’s go back through the bathroom and through the first bedroom. As we arrive back in the main hallway, you will notice all of the floors, except for the bedrooms with are carpeted and two of the bathrooms that are tiled, every other room has hardwood flooring—solid oak. There’s even hardwood flooring in the kitchen—let’s head there next… The kitchen is big and bright. The countertops and back splash are tiled. There are plenty of cabinets and the pantry is huge—there is even roll out shelving in here. There is a pass through over the sink area where you can see the Great Room and the wood-burning fireplace. To the right of the kitchen is a sitting or eating area that also leads into the Great Room. Notice the bay window. There is another set of French doors leading out to the front porch. This Great Room is large. There are built-in bookcases to the left and two sets of French doors leading to the deck—one on each side of the fireplace. Notice the tray ceiling overhead and all of the recessed lighting. And don’t forget the oak hardwoods floors. If we go out onto the oversized deck, you will find another peaceful place to sit. This deck provides safety, too. There is no access onto this deck from the outside of the house. Just listen…..so quiet. Wait! Yes, I hear the Canadian geese flying in to spend some time at the lake. And don’t be surprised if you see deer from up here. Word is there is a 12 point buck that roams the area. It’s true—he has been seen. Looking at the house from the deck, you will see three sets of French doors, two from the Great Room, from where we came, and one over here on the right—let’s check it out. We have now entered the large master bedroom. Here is there sitting area and there are plenty of windows. Notice another tray ceiling in here, too. The master bath is straight ahead. The linen closet is here on the left and the Jacuzzi tub and a separate shower on the right. There are his and hers sinks and a huge walk in closet with a built-in shoe rack and his and her clothes cabinets. Plenty of storage room in here. And look at this….here a small cut out that leads to the laundry. What a convenient way to get your dirty clothes to the laundry area! Let’s head back to the Great Room. Just outside the master bedroom, this door to the right leads to the basement. But before we go down there, let me show you this little hallway to the right, just after the basement door. You will see it leads to the second bedroom, but just before we get back there, notice the laundry area on the right. And there is that “little hole in the wall” from the walk-in closet in the master bedroom. How about we check out the downstairs? It’s back off the Great Room. I just need to unlock the door. The downstairs is unfinished, but wait until you can see what you could do. As we go down the stairs you will see a cedar closet in front of us. A good place to store clothing out of season. At the bottom of the stairs, there is one of two potential bedrooms to the right and the main part to the left. Let’s go to the left… . Wow! See how the area opens up. There are 10-foot ceilings down here and lots of oversized windows. No dingy basement here. To the right is a room already studded and prepped for a large bathroom. To the left of the bathroom, in the corner, is a large laundry/storage room. As we look along the back of the area, there is a separate large storage area. If we head to the other end of the room, you will see a large area for a kitchen and a mini Great Room. Again, there are lots of oversized windows. Here is the back door. If you go out there, you will see the deck overhead. You know, this area under the deck could be cemented and used as a patio. Hmmmmm…… If we head back towards to the stairs, you will see a storage area under the stairs and the second of the two bedrooms. The bedrooms have an opening between them, but you can always close that doorway if you want. You will notice a lot of the areas have drywall up so there is not much left to do but add your own style and touches. This could be a great area for children, in-laws or even your stable manager. The downstairs area is completely separate and has its own heating and cooling system. There are 2 HVAC systems—one upstairs and one downstairs. Speaking of which, the whole house uses propane gas for heating and has its own private well (natural gas and city water available at the road). Why bother with city water? The well goes down into the aquifer---approximately 500+ feet down! Who says there is a drought in Georgia? Not here. The house also has a septic tank (typical for the area). So, as we head back upstairs and back to the front porch, let’s see if I can’t answer some more questions that you may have. Didn’t think this home looked as big from the outside? It’s deceiving. Approximately 2500 square feet is finished. The downstairs offers another 1400 square feet. It’s roomy. Investment property? Absolutely. Despite the market slump real estate prices around here keep going up. They say Alpharetta will become the next Buckhead (that high priced area outside of Atlanta). I keep telling my parents that, but they just keep talking about wanting to move to the mountains. Ugh! Development? Although I don’t want to admit it because I love this place, yes, the property can be easily developed into several luxury homes/properties. Commerical? No, this property can’t be commercial.
