Land Approximately 6/10's of an acre fronting Highway 101, also known as the Coast Highway . The Oregon Department of Transportation estimates 12,000 cars per day passing this location. The land is zoned Light Industrial, the most flexible zoning in Depoe Bay and this allows as outright uses nearly all forms of commercial businesses (retail, hotel, restaurant, office, etc.) With 151 front feet on 101, the three tax lots are about 170 feet deep and run back to Shell Avenue at the rear, which goes down the hill to the "world's smallest" harbor, public boat launch and the city park. An entrance could be made from the rear, allowing for construction of more buildings fronting 101. The lots have a bay view from the rear and the property next door is slated to be developed soon into the Flying Dutchman winery and tasting room. Smaller Warehouse = +/- 3,200 Square Feet The smaller warehouse was totally rebuilt in 2005 with new windows, siding, plumbing, electrical, sheetrock, etc. The overall building is 32' wide by 62' long with about 2,600 square feet of finished space plus 600 square feet of loft storage. The front third of the building is being used as a retail store and for office space. The middle third of the building is used as warehouse space (plus the loft storage) with double delivery doors and an ADA restroom. This could easily be converted to additional retail or other uses. The back third of the building is an upscale two bedroom / one and a half bath living space on two floors with separate rear entrance. The building is on City services for water and sewer. It has multiple phone lines, cable TV, broadband Internet, natural gas and electric (metered separately). Windows and doors are energy efficient JeldWen and the siding is HardiPlank, the concrete based siding that looks like wood but guaranteed for fifty years. The current owners live in the rear of the smaller warehouse, operating a retail store out of the front of the building and using the middle warehouse portion for storage and for their Internet based business. The living area could also be used as office space, rented out or serve as space for an onsite resident manager. The warehouse space in the middle could be upgraded and added to the retail area, used as artist studio space or just left as a warehouse. With the separate restroom, it is independent from the rear dwelling. Large Warehouse = +/- 5,480 Square Feet About 5,480 square feet right now, comprised of a large front portion that is 40' by 115' for 4,600 square feet plus a 44' by 20' addition for another 880 square feet to the rear. The main section features clear span construction with 19' to 27' ceiling heights to the lowest cross members. In addition to using it for an office or for manufacturing, other suggested uses have included an indoor recreational center, brew pub restaurant, antique mall, apartments or artist's studios and galleries. The warehouse has city water and sewer, natural gas, three phase electric, etc. Formerly used for making large ocean going boats, it also has a 10 inch thick concrete slab base. There is a large delivery door to the rear and oversized sliding doors to the front. Although the large warehouse hasn’t been renovated, it is in reasonably good condition. If a buyer wanted to convert the building to retail or office space, it would be quite easy to reside, add windows and frame out a second story throughout the main portion. Doing this could make this structure over 10,000 square feet overall (4,600 + 4,600 + 880). There is also room to expand the structure in any direction, as zoning allows for “zero lot line” building. Garage = +/- 720 Square Feet The building to the rear of the lot is a renovated three bay garage space with one oversized door. At 20' by 26', it offers about 720 square feet plus about 160 feet of loft storage. The interior framing allows for the space to be divided into two separate areas, each with its own side entry door and there are new electric openers on all doors. It also has been siding in HardiPlank. Pricing / Terms Comparables are difficult and there is significant value in the land alone, which could be worth $1 million or more for future development. We would prefer to be cashed out although we would consider renting back all or a portion of the property for a period of time, possibly 3 to 12 months. An investor holding for future development should have no trouble leasing out one or both buildings in the interim. We will try to work with buyers attempting a 1031 exchange.
