The county's restriction is that there can be only one house on the property. Boulder County has a rule, called the 1972 Rule, requiring rural property to have 35 acres to support one house. This rule was implemented to keep rural properties rural. This particular 3-acre lot was already developed when the county law was passed. Hence it was grandfathered into the same rights that now only larger parcels can attain--namely, a house and well. For this reason, most of the neighboring lots sport 35 acres. That said, the only building restrictions would be any limits on granting permits that the county may impose. Currently, the largest approved house-to-be-built in the neighborhood is about 1/3 of a mile away from this property, and over 12,000 square feet. Heat: All of the rooms but one are heated by radiant floor heat.  The sunroom alone is heated by electricity.  The radiant floor heat is provided by a new, German, super-high efficiency, natural gas boiler that automatically adjusts to heat needs. Protected views: The property to the south and west of this parcel (where the views are) has a 30-acre preservation easement over a horse farm.
