Description
Looking for a change of pace?New Price was 298,000 now 278,000 and Owner may carry. This beautiful home is located in a small central Oregon town, two hours drive from Portland. It is in the best part of town featuring very mature trees and older classic homes on large lots. We have tried to keep the original flavor of the period in all upgrades and remodelling projects, while modernizing where desirable (e.g. kitchen, master suite). This large R2 lot has lots of possibilities for expansion or just lots of privacy with the convenience of living in town. Sale includes free a book store, located just blocks from home in Prineville's premiere shopping center. The Book & Bean. It has a simple web site: www.bookandbean.com. If you have ever dreamed about having a beautiful home and business in a small town - no commute, no traffic jams, friendly neighbors, this is your chance. We have combined the sale of the house and business because the buyer would have the possibility of qualifying for a single loan for both based on the value of the house. If you want to buy the house only it is $255,000. If you want to buy the book store alone it is $55,000. There are lots of outdoor activities to enjoy in central Oregon with over 300 days of sun a year. Precipitation is about 9 in.; annually here in the high desert. There is golfing, climbing, hiking, mountain biking, skiing and water sports at nearby Prineville and Ochocco reservoirs. Bend and Redmond are always close by for a change of pace when desired with lots of restaurants, entertainment and all the big box stores. The following are just a few links to local hot spots: www.meadowlakesgc.com www.mtbachelor.com www.prinevillereservoir.com www.stateparks.com/smith_rock.html www.prineville.com Exterior:When we purchased this home it had vinyl siding. We decided to remove it and painstakingly restored the original clear cedar siding to its original state. We also replaced the roof last year. We did not replace roof or remove the vinyl siding on the detached garage because we planned on adding a single car bay and shop space to it. The garage is about 22 ft. x 30 ft. deep with a built in workbench and lots of cabinets. The front of house is south facing with 23 newly replaced double pane low-e glass windows. We also added insulation in ceiling, walls, and floors. The circular drive way is large enough to park a dozen cars. Five mature trees on the lot are all in the 50-70 ft. range and include a stand of quaking aspen, an elm and a blue spruce in the front, plus a pine and another tree I don't know in back. In addition there is a smaller apple tree in back and two plum trees in the side yard. The front and back yards have new sprinklers fed by an irrigation well. The addition we built off the master bedroom, (see photos 4 and 5) to add a bath/walk-in-closet has given the back yard a courtyard like feel - it is bordered by the garage and the addition. There is a cement patio with a pergola, plus a new paver patio off the master suite. The addition includes patio access from the master bedroom. Kitchen:We completely remodeled the kitchen with high-quality stainless appliances, Blue Pearl granite counter tops, maple cabinets, a Blanco sink and Grohe faucet. The efficient, counter depth, bottom freezer Samsung refrigerator goes with the sale. The floor has new charcoal black ceramic tile as part of our retro modern kitchen. The glass bistro table and bar stools are also available with the house. There are bits of trim and molding that are not in place in these photos, but will be completed shortly. Dining & Living Rooms: The house features plaster walls with coved ceilings in the formal dining room and living room. The effect is accentuated by the arched entries on either side of the front foyer separating the two. The dining and living rooms have original oak floors in good condition. The dining room also has custom made roman shades in a fabric pattern appropriate to the era. The shades for this room alone were more than $600. The dining table is a Danish design made with Wenge wood and a silver base and leaf. It seats 10 with the leaf in place. The table and chairs are also available with the house. There is a pocket door separating the kitchen and dining room. The living room has a very cool brick fire place. We made it more efficient with the addition of glass doors and a heat recirculator, without diminishing the great view of the burning fire. We installed a four speed Modern Fan Company ceiling fan. The huge picture windows are almost floor to ceiling and span at least 12 feet. The Sony 42 in. LCD projection TV and stand, as well as other furniture are also available. Master Suite: The large master bedroom has original oak flooring and two smaller closets with pocket doors. The third photo shows the doorway to the master bath, walk-in-closet and patio door leading to the backyard. The window lets in the morning sun.The master bath features a glass shower enclosure, with a Grohe Freehander fixture with dual massaging heads on a hinged "U" that can swing down to be a body wash, and natural Travertine tile. The shower head was over $250 alone. The vanity has a Carrara marble top, 6 drawers and a Kohler fixture. The floor is also natural Travertine tiled and heated. The toilet is in its own separate enclosed room. Ample walk-in closet with a nicely designed closet organizer with 4 large sliding baskets. Bedrooms: The 2nd and 3rd bedrooms both feature two double hung windows for lots of light facing out on the back yard. They are smaller than the master bedroom, but can accommodate a queen size bed. Both have six foot closets with double sliding doors. The pictures below are of the 2nd bedroom. The 3rd bedroom is very similar, but I did not take pictures because I am using it as a storage room. 2nd Bathroom:This bathroom has the original tub in a very unusual arched shower enclosure, The very large vanity is also original with a new solid surface top and molded trapezoidal sink. The previous owner hastily put down cheap vinyl tile flooring. We had intended to replace it with something more interesting, but have not done so yet. Bonus Room:This room is my office. It was nicely converted from the original attached 2 car garage shortly after the original construction. It features a high quality cast iron pot belly stove with chrome and brass accents. We installed a reversible ceiling fan for summer and winter use. The flooring is newly installed cork with a urethane finish, it can not be appreciated in these pictures. The panelling is knotty pine. There is a small storage room and full bath. The house can be a single family dwelling as we have used it, but because it has three full baths and separate entrances to the office and master suite, they could be used as rental or in-law quarters. This layout offers lots of flexibility. Bookstore: The store is about 2000 sq. ft. and has approx 10,000 books in stock. Not shown is a a full bath (with shower), kitchenette and nicely appointed office 200 sq. ft. office. We recently added the cafe. If interested contact us to discuss full details and business financials.
