Description
Hello. My name is Tim Lynch, owner of Paly Properties. We are offering for sale a gorgeous PREMIUM 2.38 ACRE Building Tract located less than 7 minutes from wonderful Kentucky Lake in Marshall County, Kentucky. The asking price for this acreage tract is only $18,500 plus a $250 closing fee to own this property FREE & CLEAR with Full Warranty Deed and includes title insurance. (We've reduced the price on this great lot from $19,500. That's a full $1000 savings. Take advantage of the real estate slowdown to purchase this premium property at a bargain basement price! It is a great time to buy real estate.) For those of you not familiar with this area, Marshall County is located in Western Kentucky. It is approx 30 miles from Paducah, Kentucky and about 125 miles northwest of Nashville, Tennessee. This lot is very accessible from anywhere in the Midwest or Mid-South as the lot is located LESS THAN 10 Minutes from Interstate 24, one of the major interstates in this part of the country! Kentucky Lake is definitely one of America's best kept secrets as it is the largest man-made lake east of the Mississippi River and one of the largest man-made lakes in the world. If you are from Chicago, St. Louis, Nashville, Louisville, Indianapolis, or Memphis, you are probably very familiar with the lake as it is an easy drive from any of these cities. We will refer to the lot I have for sale as Paly Tract #11. The Lot is located on Cypress Road about midway between Draffenville, Kentucky (less than 5 minutes away) and Kentucky Dam Resort State Park (located less than 7 minutes away). Other nearby communities include Calvert City (about 10 minutes away) and Benton (less than 15 minutes away). Benton will be the mailing address city for this lot. This is a rural wooded setting that is located very near population centers. The best of both worlds. All of the streets in this area are nice, wide, PAVED roads. There are no gravel roads anywhere in this area or any of the nearby subdivisions. There is a large 3000 square foot custom home located directly across the street (you see only the rear of the house from the lot) and another nice home a couple of lots away (not visable at all from the majority of the lot). The area is a mix of nice large homes, vacation getaways, and small farms yet you are only minutes from the lake and all the businesses in Draffenville and surrounding communities (see photos futher down in ad). You are also only 30 minutes from nearby Paducah, a major regional community. The lot measures approx 278' x 448' x 170' x 481' (the lot is deeper than a football field!) and is approx. 2.38 Acres. Ample size to build your large full-time dream home or your "lake escape" cabin. All the conveniences you like located in a private, wooded, rural setting. Absolutely ideal location at a great price!!! Lot was recently SURVEYED - Pins are in at Corners This lot has been recently surveyed which results in a big savings for you. The pins are clearly marked making it very easy to see the boundaries of the lot. This lot is located less than 7 minutes by road from Kentucky Dam Resort Park, Golf Course, and Marina. This is one of the largest marinas on the north end of the lake. In fact, it is one of the largest and most modern marinas anywhere on the lake. See the section below for more on this great Marina. It would be a fabulous place to keep your boat. How much do I love this area? I live just about 10 minutes from where this lot is located. Below I will give you as much info on the lot as I can. Below that, I will give you some general information on the lake and the area. Please call or email if you would like more info. My number is 270-205-1146, call anytime. You can leave a voicemail after hours. I would absolutely love to show you this lot in person. YOU WILL BE VERY IMPRESSED. Thanks for looking. Great Flat Building Area at Center of Lot Click on the Boxes Above to see Movies This lot is a wonderful building spot. The lot slopes gently up from the road for the first one quarter to one third of the lot. This is the area I would refer to as the first possible building site on the lot. If you want to be nearer the road with a shorter driveway, this is probably where you would want to build. Immediately beyond this part of the lot is a moderately sloping portion which leads up the small hill. At the top of this sloping area is a fabulous flat area at the crest at the center of the lot to build your dreamhouse. I refer to this as the second possibly building site. Since the top is nearly flat, it would be super easy and inexpensive to build on. You would be at the top of the hill, which if you chose to clear some of the trees, would provide wonderful views of the surrounding countryside. This would be my favorite portion of the lot to build on. There is a beautiful farm located directly across the street and that farm is surrounded by tranquil, treed ridgelines. I think we have all dreamed at one time or another of having a building site like this where we can survery the surrounding area while having the privacy and space to meet all of our needs. It is hard to visualize just how large a 2.38 acre lot is without seeing it but certainly there are at least these 2 excellent building sites on the lot. Be sure and look at the movies above to get a better visual on the lot. The Lot Slopes Gently up from the Road BelowThe above photo gives you an idea of the slope of the lot up from the road in the front area that I call the first possible building site. After sloping gently, the lot then slopes more moderately up for a short distance to the flat area at the center of the lot. The top is a wonderful building area as well with great views if you wish to remove some trees. The lot is currently wooded and the tracts immediately behind and to the south are also completed wooded. The tract to the north is still wooded along the border with this lot, transitioning to a cleared area beyond. This results in you have wooded privacy on all 3 sides of the lot. Ideal for that dreamhouse. Standing Inside the Lot looking Across Road to Neighbor's Existing House The above photo is taken standing inside the lot looking across the road to the back of the neighbor's existing 3000 sq ft custom home on their farm. I included this picture so that you can observe that only the back of that house is visable from this lot we have for sale. This makes it very unintrusive to your views and privacy. It is a gorgeous home and farm as you can see in some of the photos, certainly the type of neighbors anyone would love in this rural setting. This is the only home visable from the lot. The other nearby existing home, a couple of tracts away, is tucked back and not visable at all from the majority of this lot. This means PRIVACY,PRIVACY, PRIVACY! Standing in Front of Lot - Looking to the RightThis photo is taken standing in front of the lot looking to the right. Again, it shows the quality of the road the lot sits on and just how beautiful it is in this area. Just a special note, THIS LOT IS NOT PART OF A PLANNED COMMUNITY that usually has Home Owner Association fees.. So much of the land you see on eBay are these so called "planned communities" that charge anywhere from hundreds of dollars on up, in addition to your taxes, each year just to own the property. Not this lot. This lot is just in a normal, residential/farm area, near the lake, with no subdivision style restrictions. You pay only your regular taxes to own this lot. The taxes on this acreage will be less than $190 annually. THAT IS ALL YOU PAY. No P.O.A, H.O.A, S.I.D, or any other kind of hidden fees to own the lot. Investors, you know properties near large lakes have all but dried up. This would be an incredible lot to slip into your portfolio for a few years. To that end, it's great knowing you don't have any additional fees to pay on top of these very affordable taxes. Standing in Front of Lot - Looking to the Left The above photo was taken standing in front of the lot looking to the left. Again, you see the nice road and beautiful surrounding area. There is a very nice existing home a couple of tracts down in this direction on the same side of the road as this lot but as you can see, it is not visable. It in no way intrudes on the privacy of this lot. City Water & Natural Gas are IN Directly Across from Lot As I stated earlier, even though this is a rural setting, it is very near population centers. Power, Phone, City Water, and Natural Gas lines are already in just across the road from the lot. Sewer in this area is by septic but with over 2 acres in the lot, that will not be a problem. We have already talked to the County Health Department about this and there would be no problems with a septic on a site this large. So this lot is ready to build on with only minimal costs to tap into these lines. This is an absolutely perfect situation for building your permanent home or getaway cabin. Dozens of "off the lake" spec homes have been built in this region in the last couple of years and with the low cost of this lot and ease in building, it would be an ideal location for building a spec home as well. Contact me if you would like more info on spec homes recently built in the area. I can also put you in contact with some of our local builders and contractors. Most builders are asking in the $90 to $100 per square foot range for these completed spec homes. In fact, one of my golfing buddies within the last couple of years contracted to a have a spec home built for him at a cost of approx $80 per square foot. He sold the home within a very short time for a nice little profit. With the competition among the excellent builders in the area, you can still afford to have a home built at a super reasonable price. Your cost of course will depend on the details of what you have built, but this is as inexpensive of an area that I am aware of for building a home. Standing On Top of Lot - Looking toward the Rear as it Slopes DownThis photo was taken at the top of the lot looking towards the rear. You can see this entire area is wooded and beautiful. The lot slopes down from the top towards the rear of the lot. This means that if you choose to build on top at the center of the lot, you would have views looking down on all sides. Just ideal. The View as you Look Across the Road from the Lot This photo was taken in the road looking at the Views of the neighbor's farm across the street from the lot. I include this again to show you just how nice the area is that surrounds the lot. As you can see, this is a beautiful farm with a nice pond that you would see from your lot. How much of this you see from the lot will depend on how many trees you wish to clear from your lot. Certainly this is the type of gorgeous, pristine area where we would all like to live. This Lot is less than 7 Minutes from Wonderful Kentucky Dam Resort Park and the Lake! National Fishing Tournaments, Boat Rentals, Championship Golf at the ParkAs I stated earlier, this great lot is located less than 7 Minutes from the World Class Kentucky Dam Village State Resort Park and Marina on Kentucky Lake. The park offers a great lodge, restaurant, resort cabins, convention center, tennis, championship golf, horseback riding, swimbeach, and a marina second to none. This is one of the highest rated parks in the country. There is even a landing strip for small planes. You can keep your boat at the Marina or rent houseboats, runabouts, jet skiis, houseboats and more. The Marina hosts numerous fishing tournaments from all of the major circuits. Simply put, it is as nice as it gets and you can be there to enjoy it in just minutes from this lot. I should also note that in the 7 minute trip to the park you would pass 4 other motels, 2 mini golf courses, go cart track, convenience store, dairy bar, and Kentuckiana Yacht Sales (distributor of Sea Ray boats and Yachts). So again, enjoy the quiet setting of the lot while being just a few minutes away from a resort paradise. Of course, there are other marinas and public accesses you can use on this end of the lake but none compare to the facilities at Kentucky Dam Park. Just a few of the Amenities at Kentucky Dam Park All of these Businesses are Located Less than 5 Minutes from Lot !The above collage shows you some of the facilities available to you in the nearby community of Draffenville. In addition to these, there are 4 banks with another on the way in this small community (that should tell you something about the area!). There are of course several convenience stores and 2 supermarkets as well. It is also the location of the Regional Medical Center and another walk-in style clinic. (see more about medical facilities in the region a little lower in the ad.) Again, even though the lot is in a rural setting, it offers all the things you need on a daily basis less than 5 minutes away. This is also the location of Central Elementary School and the world class Marshall County High School. In less than 5 minutes you can drive your kids to a super safe, educationally challenging environment! Lot is Located Less than 10 Minutes from Exit 27 on Interstate 24 !The lot is super close to Interstate 24, one of America's major highways. In fact, it is just less than 10 minutes from the lot to Exit 27 on I-24. This makes access to everywhere super easy from this lot. Paducah is only about 20 miles from this interchange and Nashville is less than 2 hours away! Of course, there are a number of businesses located at this exit including Cracker Barrel, McDonalds, Kentucky Fried Chicken, Arby's, and Waffle House. There are also 2 nice chain motels located at the exit, a Days Inn and a Super 8. This exit is also the location of Kentucky Lake Motor Speedway which hosts several national races and is a wonderful facility. Again, the lot is a rural setting with modern conveniences. Moors Resort & Marina is only 15 Minutes from the lot ! FOR SALE BY OWNER: A Beautiful 2.38 Acre Building Tract, which we refer to as Paly Properties #11, located very near Kentucky Lake in Marshall County, Kentucky The Total Asking Price for the LOT is $18,500 plus a $250 Closing Cost which includes Title Insurance for the Buyer.Title Transfer will be by Full Warranty Deed and closing will be handled by a well known local attorney. There are no age restrictions for owning property . WE WELCOME INTERNATIONAL BUYERS-INVESTORS! Welcome to Marshall County, Kentucky and wonderful Kentucky Lake. Kentucky Lake is the largest man-made lake east of the Mississippi River and one of the largest in the world. The Lake is over 150 miles long, has over 2000 miles of shoreline, and has over 160,000 surface acres of water. It is truly an incredible water playground. Kentucky Lake is actually the Tennessee River impounded which means you can boat through the lake then upriver all the way to East Tennessee. If you boat downriver, you can travel through the locks at the dam into the Tennessee, Ohio, and then Mississippi Rivers. From there you can boat all the way to New Orleans and the Gulf of Mexico! If that were not enough, there is another large lake that parallels Kentucky Lake called Barkley Lake. A huge lake in it's own right, it is over 100 miles long with over 1000 miles of shoreline. Barkley is the Cumberland River impounded. Barkley Lake connects with Kentucky Lake at the north end via a canal to essentially form one huge lake. You can boat between the two lakes without having to pass through locks which means you can boat for well over 250 miles right down the center of the lakes without having to stop for locks. Simply one of the greatest boating and watersport areas in the world. The area between the 2 lakes is known as Land Between the Lakes (LBL). It is a National Recreation Area managed by the Forest Service. With pristine, undeveloped shorelines, miles of trails, and over 170,000 acres at your disposal, it is truly one of America's treasures. Learn more about this area a little further down in the ad. Kentuckly Lake is bordered on the east for almost 50 miles by the Land Between the Lakes. The west side of the lake is bordered on the north end by Marshall County, Kentucky. This is where our property is located and is arguably the most desirable and affluent area on the lake (although it's all nice actually!) . In addition to the recreational opportunities of the lake, I feel Marshall County also offers a wonderful quality of life. With a population of just over 30,000 and a land area of approx 300 square miles, it is certainly not crowded. It features several friendly, SAFE communities such as Benton, Aurora, Calvert City, Draffenville, Gilbertsville, and more. Benton, Calvert City, and Draffenville are the 3 closest communities as each are less than 15 minutes by car from the lot (Draffenville is less than 5 minutes away!). And yes, Benton has a Walmart Supercenter for your convenience! Marshall County also has miles of super valuable lakefront shoreline. With many lakefront homes valued at over a million dollars and numerous lakefront lots valued in the hundreds of thousands, Marshall County has an exceptional tax base for a county with it's population. A good tax base means FANTASTIC SCHOOLS, great roads, wonderful parks, excellent law enforcement, and fewer local tax increases. In general, it just makes it the kind of place you dream of living. It's all about the quality of life here in Marshall County. I love it so much , I make it my permanent home. With Interstate 24 running through the north end of the county, Marshall County is easily accessible from the surrounding areas. This lot is located less than 10 minutes from Interstate 24 ! Nashville is a mere couple of hours away on Interstate 24. In fact, it's close enough that I have season tickets to the Titan's games. Paducah, the largest regional community, has all of the ammenities you would need and is only about 30 minutes away via either Highway 68 or Interstate 24. There you will find malls and lots of shopping, fantastic local restaurants along with all the chains, the new lowertown Arts District, an incredible Performing Arts Center, large community college affiliated with the University of Kentucky, and of course the world famous Quilting Museum. CLICK HERE TO LEARN MORE ABOUT THE PERFORMING ARTS CENTER. This is Kentucky.... so you also have a large Horse Track in Paducah! Just across the river in Metropolis, Illinois is a Harrah's Riverboat Casino. Paducah is a wonderful place to work as well. Many people like to live out near the lake in Marshall County and make the short commute into Paducah for work. In addition to all of the wonderful things we have just mentioned, Medical care is certainly one of the main things everyone should consider when evaluating an area. Paducah has 2 huge, world class hospitals in Lourdes and Western Baptist. Since Paducah is a regional center for the surrounding states, it also has numerous specialty clinics in addition to the two large hospitals. Just completed is the new Heart Center at Western Baptist which is one of the finest modern Heart Centers in the nation. In Marshall County itself, a new hospital is under constuction in Benton. There are numerous smaller Medical centers within Marshall County, all within 15 minutes of wherever you are in the county. The largest, the Regional Medical Center in Draffenville, is located less than 5 minutes from the property..Many Specialists from Paducah set aside days to work in these clinics to make it even more convenient for their patients. Included among these are the specialists from the Cancer Clinic in Paducah. A relative was recently able to receive their chemo treatments just 15 minutes from our home on the lake! When you are considering an area to live, do not overlook the very important role health care provides in our lives. If you work in the medical field, certainly there are ample opportunites to find employment in the surrounding area. In addition to Paducah, Murray is also located about 30 minutes away in Calloway County. It is home to a wonderful mid-size university, Murray State. It is close enough that you can easily commute from the lake. One of our neighbors recently commuted to classes her entire time in school and had no problem with the trip. There is also a very good hospital in Murray as well. Murray has some great restaurants including my favorite, Jasmine, which specializes in Sushi and Thai food. Yummmmm. Bet you didn't think you would find that in West Kentucky! Simply put, this is an area you really need to consider if you are looking to simply enjoy life like it "used to be" while having all of the conveniences of modern living.. Below you will find a little more info on the Lake and the area. Pay close attention to the Schools of Marshall County. They really are special. Please do not hesitate to contact me if you would like more info on any of the things contained in this ad. One of the greatest assets to this region is the wonderful "natural playground" known as Land Between the Lakes ( LBL). When the Tennessee and Cumberland Rivers were impounded to form Kentucky and Barkley Lakes, it greated the largest inland peninsula in the United States. Nearly 50 miles long and containing approx 170,000 acres, this entire peninsula between these 2 lakes was designated a National Recreation Area by President Kennedy in 1963. Maintained and managed by the U.S. Forest Service, this area is the heart of the regions tourist industry and attracts nearly 2 million visitors per year. Yet it is so large, I can tell you that when you visit it is like you have the entire area to yourself!!! In all my travels I have not found an area even remotely like it. To me, it feels as if I have my own personal playground and its 50 miles long! Since it is a National Recreation Area, the 300 miles of shoreline in LBL is totally undeveloped which results in pristine shores along the east side of Kentucky Lake and the west side of Lake Barkley. What a wonderful area to boat, fish, swim, hike, or just spend a lazy afternoon lying under the sun. Within the park itself there are 200 miles of biking and hiking trails (that's right, 200 miles!), approx 100 miles of horse and wagon trails, and of course many, many miles of regular roads if you just wish to stay in your car as you pass through and enjoy the scenery. If you like to camp, there are almost 1000 developed campsites within the park and backcountry camping is nearly unlimited. Additional things to do within the LBL include an absolutely wonderful Planetarium and Observatory at Golden Pond, a living history farm where you can observe what it was like in this region during the pioneer days, public horse stables, and the Elk / Bison Prairies. LBL is home to the largest buffalo population east of the Mississippi. About a decade ago, elk were reintroduced into this area and the current herd is thriving. As you would imagine, this area is also home to some of the finest fishing and white tail deer / wild turkey hunting in the country. I cannot stress enough just how wonderful this area is. If you are passing through this region on Interstate 24, take some time to exit at the Grand Rivers - LBL exit and at least drive through this beautiful area. It is less than 10 miles off the interstate to the entrance to LBL. It is free to visit and will provide you memories you will cherish a lifetime. CLICK HERE TO LEARN MORE ABOUT THE LAND BETWEEN THE LAKES. Note: This Lot is Located Less than 5 MINUTES from Central Elementary School and Marshall County High School !Marshall County is blessed with some of the best schools in the state and maybe the country. With a great tax base combined with a small population, a state that has a strong economy, and local government that places a heavy emphasis on education, Marshall County is known in the region for its progressive school system. If you have school age children and you are even considering relocating to this area, THE NUMBER ONE THING TO CHECK OUT ARE OUR SCHOOLS. We have 5 wonderful elementary schools, 3 middle schools, 1 technical center and the incredible Marshall County High School (MCHS). While all the schools are super nice and great places for your kids, I want to talk a little more about the Campus of Marshall County High School. I refer to it as campus as the grounds around the school appear far more like the campus of a small college than those of a high school. The MCHS Campus includes over 130 acres, the physical facilities cover 233,900 square feet, and the campus stretches from Highway 68 to Hwy 58. Facilities include the central classroom buildings, the technical center, the beautiful Kenneth Shadowen Performing Arts Center , the Reed Condor Gymnasium, soccer field, football stadium, several baseball/softball fields including one designated for the "Lady" Marshalls team, practice fields, tennis center, and much much more. The Marshall County Board of Education facilities are also located on the edge of the campus. All of these lie in a SAFE, beautiful, park-like setting. I have to mention a little bit about basketball since we are talking about Kentucky. In 2004, USA Today listed Marshall County as one of the 10 best places in the nation to watch high school basketball. Reed Condor Gym on campus has a capacity of 6000 (that's right 6000 for a high school gym!) and is known as "Little Rupp Arena." Each year, MCHS hosts one of the nation's premier high school basketball tournaments called Hoopfest. Top tier basketball programs from around the country come in for this first class tourney. This year, premier programs such as Oak Hill Academy (Virginia), DeMatha (D.C, MD area), Chicago Simeon (Il), Memphis White Station (TN), Findlay (Nevada), among several others will be attending. It is truly a major national event. So whether it's academics, sports, technical training, or social activities, MCHS is truly a wonderful place for your child. Just think, the size and performance of a top notch urban school in a SAFE, gorgeous, rural setting. It really is a unique combination. The Mission Statement of Marshall High probably states it best "...to provide students with a supportive learning environment in which they are challenged to reach their personal best." Could you really ask for more for your child. Come and check it out, the school system in Marshall County is second to none and is EXACTLY what you are looking for. As you can see by now from the photos in this ad, Kentucky Lake is an absolute boating paradise. Kentucky Lake is of course the Tennessee River impounded so you can actually boat all the way past Knoxville, Tennessee and never leave the Tennessee River system. That is hundreds of miles. For even more boating adventures, it connects on the north end of the lake via a wide canal with another huge lake, Lake Barkley. There are no locks to pass through as you go from Kentucky Lake to Barkley Lake so these 2 lakes alone give you over 250 miles of boating without having to pass through any of the locks in the system. When you include the bays and side channels, there are literally thousands of miles of shoreline you can explore in these 2 lakes. Lake Barkely is the Cumberland River impounded so you can boat from Kentucky Lake, into Lake Barkely, and then up the Cumberland all the way past Nashville, Tennessee! For the bigger adventurers out there, the Tennessee River enters the Ohio River after you pass through the locks at Kentucky Dam. You can boat from the Lake, through the locks to the Ohio River and then into the Mississippi River all the way to New Orleans and the Gulf of Mexico! There are no bounds on how far you can boat using Kentucky Lake as your base. In fact, you see in one of the photos in the slide show the old Victorian style paddle wheel cruise liner, the Delta Queen, as it passes through Kentucky Lake on the way to New Orleans. There are numerous types of boats you normally see on the lake. Pontoon style boats are extremely popular for family outings and of course the runabout style ski boats are always a favorite. With fishing touranments, including stops by all of the national fishing circuits, you see lots of the sleek and fast bass boats. With main channel depths of 40 to 50 feet, no boat is too large for Kentucky and Barkely Lakes. You see the biggest of yachts right down to the popular jet skiis on any given day. Houseboats are also extremely popular and are available for rent in all of the larger marinas. Since the lake is part of the 4500 miles or so of navigable waters that serve the midwest and Sun Belt States, barge traffic and the moving of goods of all types is also done thourgh the lake and this waterway. So from biggest to smallest, you will be more than thrilled with your boating opportunities in this little known paradise. Marshall County and the Kentucky Lake area is a golf lover's dream. There are 6 wonderful courses in Marshall County alone and many others within a 45 minute drive from the area. Since we have a moderate climate, most of the courses stay open year-round and usually there are only a few days in the winter when the weather is not decent enough to play. Since you only have about 30,000 people in the county and 6 courses to accomodate them, you almost never need tee times! The three public 18 hole championship style courses in the county, Kentucky Dam Village, Marvel Estates, and Birmingham Pointe are all within 1 mile of the lake and feature rolling terrain and marvelous views. The two country club courses, Calvert City and Benton, are both nice 18 hole courses that are open to the public a majority of the time. There is also a beautiful 9 hole executive style course at Ken Lake State Park near Aurora. It features incredible elevation changes and one hole even plays over the lake. The rates in the area are super resonable with the prices typically ranging from $25 to $45 for 18 holes with a cart! One of the courses outside of Marshall County is on Lake Barkley and is called the Mineral Mounds State Park Golf Course. It is as beautiful of a course as you will ever play. It features numerous elevation changes, several holes where Lake Barkley is in play, and stunning vistas from many of the tee boxes. It is located about 1/2 hour away from the heart of Marshall County so it is just a short drive away. Better yet, the next time you are boating on Barkley, check it out. You can stop your boat and watch the tee shots off several holes as the course winds along the shoreline. Some of the additional courses within 45 minutes of the area include Drake Creek in Ledbetter ( a gorgeous 18 hole links style course), Deer Lakes Golf Club near Salem, Arrowhead Golf Club in Cadiz, Paxton Park in Paducah, and the wonderful Miller Golf Course in Murray. That course is the home of the Murray State Golf Team. So as you can see, you will never lack for new and exciting golf challenges in this area.
