This property is very UNIQUE to say the very least! So much to say about this place. This is "NOT" a "fire sale", we are selling our home to better accomodate the lives of our family. We are located 6 miles northeast of Martin, Tennessee, which is in the state's northwest corner. The University of Tennessee at Martin campus is 7 miles away. Murray State University is 35 miles northeast, in Kentucky. The closest K-12 school systems, are Dresden, TN, (a Weakley county school) or the City of Martin school system. The main industry here is farming Goodyear Tire & Rubber, Tyson Foods, MTD, Ltd. and farming.  This area of Tennessee is mostly flat to rolling terrain, but this property is positioned on a series of hills and bluffs which are very unique to this area. There is a creek that runs the full length of the property, with a spring at the northwest corner which flows year round. Most of the timber is Oak, Beech, Gum and Cypress, back in the swamp area near the Obion River, which is the southern most boundary. This house was custom built in 1998. It is a crawl space foundation structure. Has 2 bedrooms 2 1/2 bath down, 3 bedroom 2 baths up. The lower floor has 9' ceilings and 8' upper. There is a 3 car garage with two openers, the far right bay is currently a workshop with a sink usually for cleaning fish. The space over the garage is finished out and is excellent for a kids playroom or a bonus room, has it's own staircase. Kids can make all the noise they want and you can still sleep! The kitchen has Corian one piece counter tops, Cherry custom cabinets, lots of storage, Jen-Aire downdraft unit in the cooking island, all appliances are Whirlpool Kitchen Maid. There is a formal dining room and also another dining area off the kitchen, this dining area has a large "bow" window unit overlooking the fields below. This house is built on top of a hill, which is @ 60' higher than the crop field level. The fireplace is fieldstone with gas logs, very handy and excellent for emergency heat. The staircases go up from the foyer and the the great room, to a landing, then on to the 2nd level. The handrails and spindles are oak. All woodwork throughout is stained with 6 panel solid wood doors, 4" framework around the doorways and windows, also the ceilings have 5" Crown molding in the lower level. Windows and exterior doors are all, Pella brand witch crank out for cleaning, some windows have internal mini blinds. Hardwood flooring downstairs half and half. All carpet upstairs, except baths. Too many closets to discuss and several unfinished lockable areas for additional storage.  This house is 100% brick with "coined" corners and "saw tooth" banding all around. The only vinyl is on the dormers, the soffets are vinyl and aluminum, the only paint to worry with, is on the front porch railing and posts. The back deck and dock, are stained treated wood. The dock has electricity with lights and an aireator (for the fish) controllable from the house. There is a 12x12  screened porch overlooking a long view of the lower crop fields. The pond is right behind the house, it's about 1/4 acre and about 15 ft deep at one end, packed full of catfish, bluegill and bass, easy to catch, several stumps and rock piles for habitat. All of the rain gutters (commercial size aluminum) around the house, the down spouts run into PVC draining all water underground to the pond bank. The sewer system is a septic tank with field line. The water is provided by a 2" well, it has a 2 HP pump motor supplying excellent water pressure. The heat and air systems are Addison brand "water source heat pumps", there's one unit under the house for the downstairs and one unit upstairs in a utility room for that level, they are on seperate programmable thermostats. This system is called a pump and dump system, it uses well water to cool the freon and dumps it's water into the pond. There are no unsightly outside condenser units with this system. This house is all electric and very efficient. I have NEVER had a utility bill over $250. The Alarm system is with Brink's and can be controlled with a pass code via telephone if necessary. The barn is 25'x80' pole barn type construction with 2 horse stalls, and 3 bays for tractors and equipment. There is a 10'x25' concrete floored storage/tack room, with electricity and water. The barn is located about 100 yards from the house. The top end of the farm is completely fenced for  horses, they are able to graze on about 8 acres. There is a 1/2 acre Bio-Logic wildlife food plot across the creek on the next hill, which is a guarenteed deer producer. Deer and turkey live here abundantly. There is 36 acres of tillable land which produces $1800/year cash rent from a local farmer. The annual property tax is @ $1450/yr.     15 acres of the tillable ground is floodable for duck hunting, it has a levee system and a network of 3 culverts to manage and contain the water. There is a concrete hunting pit which is surrounded completely by water when flooded. It has electricity and a 4" water well (seperate from the house) for flooding and keeping open water during freezing temps. However rarely do I have to pump water to fill the field, there is plenty of water shed. There is valuable unharvested timber on the farm, but I'm a tree hugger and have never cut any. There are several permanent deer stands around the farm. The driveway is 1/4 mile long as you can see in the aerial photo. It is gravel and is easily managed with a tractor and blade. There is electricity at the entrance gate which has an electric opener system. The drive in front of the house is concrete. You will need a small tractor to manage this farm.
