Description
Whether you're looking for a retirement property, a healthy place to raise a family, or a vacation paradise, you'll find it all in Cherokee Village. A "hidden diamond" in the foothills of the Arkansas Ozarks, Cherokee Village is comprised of over 13,000 acres of rolling hills, green trees, sparkling rivers, and clear lakes. One of the first planned communities in the country, it has a total of SEVEN lakes and TWO championship 18 hole golf courses. Not to mention six swimming pools, a swimming beach, two marinas, two community centers, tennis and shuffleboard courts, miniature golf, over twenty parks, airport, a host of churches and clubs, and some of the friendliest, most helpful people you'll ever meet. The lot on auction is Lot 88, Block 12 of the Dakota 1st Addition in Cherokee Village. It is a BEAUTIFUL RIVER LOT, close to downtown, with a paved street at the front, and RIVER FRONTAGE at the rear. This is an extremely LARGE LOT, measuring approx. 8/10ths of an ACRE! It is DEFINITELY BUILDABLE, with a mild slope in the front which continues about halfway into the property. The slope becomes steeper at the rear of the lot (like many river lots) going down to the river. Many people with river-frontage lots build a set of stairs going down to the river for very easy access. There is a house already built to the left of this lot, with a large vacant lot inbetween, a good buffer for privacy! Many river lots in much of the country are selling in the $30,000+ range. This lot is an EXCEPTIONAL BUY, with an extremely reasonable reserve of LESS THAN 1/10th THAT AMOUNT!!! Try and find a BUILDABLE RIVER LOT in this price range ANYWHERE ELSE! By the way, once the reserve is met (and payment is received) the high bidder will OWN THIS LOT FREE AND CLEAR. This auction is NOT for a down-payment, it is for the FULL PRICE OF THE LOT. There will be a reasonable $100.00 Deed & Title Transfer fee in addition, and that is IT. Don't let this opportunity slip away...now is the best time to BUY PROPERTY, and this parcel is INCREDIBLE! Also (and very IMPORTANT): The Deed you will receive to this parcel will be a FULL WARRANTY DEED made out and recorded in YOUR NAME, not a "limited" or "special" warranty deed. THIS IS A HUGE PLUS! If you like the outdoors, recreation opportunities abound in this region. The South Fork of the Spring River runs right through town, and this river is one of the cleanest and clearest anywhere. It's fed by Mammoth Spring, 12 miles to the north, which pours right out of the earth at the rate of 5.8 million gallons per hour! There are numerous outfitters in the area, who specialize in a variety of kayak and canoe excursions. Taxes and crime are among the lowest in the nation and best of all, prices in this area seem to be stuck in the 1960's! If I sound excited, I am. In fact, a local realtor recently dubbed me a "one-man Chamber of Commerce"! I believe so strongly in this town that I am now offering affordable lots for sale. The lot currently on auction (88-12 Dakota 1st) is located near the Cherokee Village Town Center, and has water and utilities going right past it, ready for hookup. Leisurely fishing on beautiful Lake Aztec Before you know it, you too can be floating down the gorgeous Spring River, where it's summertime and the living is easy!THE LAKES One--or I should say SEVEN--of the main attractions of Cherokee Village are its beautiful lakes. They range in size from 19 acres (surface area) Lake Aztec to 264 acres Lake Thunderbird. Lakes may only be used by Cherokee Village Property Owners and Guests. If you buy one of our lots, you of course are entitled to use all the facilities in Cherokee Village, including the lakes. In fact, many people buy a lot simply to have access to the great fishing. Lakes are managed and stocked by Arkansas Game & Fish, and our local Sportsman's Club. There are a great variety of plentiful fish in our lakes, including three types of Catfish, Crappie, large-mouth Bass, Walleye, and big Bluegill. There are also two marinas in Cherokee Village, featuring slips and boat rentals. Seeing our gorgeous lakes will convince you that this is indeed the place to buy property! Here are some recent photos (please be patient while pictures load, they are fairly high resolution): LAKE AZTEC LAKE CHANUTE LAKE OMAHA LAKE SEQUOYAH LAKE THUNDERBIRD FISHING LAKE SEQUOYAH AT SUNSET(Canal in background goes to Lake Thunderbird!) Lake Thunderbird Boat Parade, July 4, 2004 Fireworks, July 4, 2003 GOLF Whether you are a novice, professional, or somewhere inbetween, Cherokee Village offers TWO great golf courses that are kept in immaculate condition. The North Golf Course is a beautiful 18 hole course designed by John Cooper, and built in 1963. Beautiful South Fork River divides and borders the entire course and adds scenic views to the challenging play. Generally reserved for Cherokee Village Property Owners and guests only, the North Course offers beautiful surroundings and challenges that include both sand and water. The Bermuda fairways and Tifton greens are always in great shape. The South Course is also 18 holes, and approx. 1000 yards longer than the North Course. It was designed by Edmund Ault of Bethesda, MD. GOLF DIGEST in its 1996-97 edition of "Places to Play" selected this course as the second highest rated course in Arkansas. They go on to say: "A hidden diamond in Arkansas...beautiful mountain course...great design...bent greens and Bermuda fairways...greens are very good...a long challenge with sand and hills...need every club...nice scenery, quick play...not crowded at all...terrific staff...friendly atmosphere." Here are some pictures...Fees to play either course are incredibly reasonable, and annual membership is also a great deal. TAXES The taxes on this parcel are an incredibly reasonable $192.86 per annum, and are CURRENT through October 10, 2009! KAYAKING & CANOEING Whether you're looking for the thrill of whitewater or a mellow float, our area provides plenty of opportunities. Cherokee Village has the South Fork of the Spring River running through it. The Spring River itself begins at Mammoth Spring on the Arkansas-Missouri border, where the crystal-clear water flows right out of the ground at an amazing rate of 5.8 million gallons per hour. It is one of the largest natural springs on earth. The 15-mile Mammoth Spring to Hardy run (shown below with some of the smaller rapids) is rated Class1-2. Other rivers in the area offer more difficult challenges. There are a dozen or so outfitters in the area that offer rentals, cabins and trips ranging from beginning to advanced. Rafting or canoeing on these clear waters is an experience not to be missed. MAP Cherokee Village is located in the N.E. section of Arkansas. It is about 2 miles from Hardy (not shown) which is a town on the Spring River known for great antiques. Cherokee Village is about 140 miles from Little Rock, and a similar distance from Memphis. These are the two largest nearby cities.Map courtesy of Microsoft MapPoint.
