Aunt Sue's Tea Room* is currently ranked #3 out of 54 Tea Rooms in Indiana by Tea Map*. It is located in Marion, Indiana* which  the county seat for Grant County*. The population of Marion is over 30,000 and for Grant County over 50,000. It is located 45 miles SSW of Fort Wayne and 60 miles NNE of Indianapolis. It is the crossroads for Indiana Highways 9, 15, 18 and 37 and 4 miles from Interstate 69. The Tea Room is a Craftsman Bungalow style home built in 1906. It is reportedly designed and built by Samuel M. Plato* (1882-1957) a renowned black architect with many homes on the historic register. The building contains a full basement for storage and mechanical and three floors above. The lower floor consists of a main dining room (15' x 33') and seats 34, the sun room (10.6' x 22') seats 14, the green room (15' x 15') seats 12, the lower retail/cashier room (15' x 18'), the kitchen (10.6' x 22') and the public restroom. The second floor contains 5 bedrooms and 2 full bathrooms. Three of the bedrooms are used for retail sales showrooms, one bedroom is used for the office and the remaining bedroom and bathrooms are unused. The third floor contains a loft living area, a large bedroom, a bathroom and a small sewing/art room. The third floor is used for storage only. Grant County Assessor records indicate that the basement contains 1,326 square feet while the upper three levels contain 4,679 square feet. The building was renovated at the time of purchase in 2004. It had been a duplex rental and we restored it to a single family design (much of the original woodwork was in the basement!).  The rear of the home was comprised of 2 small kitchens and a stairway to the basement. This was all gutted and the new large kitchen area was re-framed, re-wired, re-plumbed, insulated, sheet rocked and painted. The public restroom was altered to conform to ADA and allows handicap access. A large concrete ramp was added along the east side of the building to allow handicap access from the rear parking lot. A few outstanding features of this property include original stained glass sliding pocket doors from the main room to the cashier area (which match the stained glass windows in that room), another stained glass window at the landing of the main staircase and a built-in wall to wall buffet in the lower retail area. This buffet is dark wood and features glass doors. The fireplace in the main room is faced with a beautiful glazed tile and topped with heavy wood trim. Intricate wood work is featured throughout the house with french doors, window seats, wainscot and pillars. Aunt Sue's is situated across the street from the Mississinewa River which can be viewed from our main and sun rooms as well as the upper levels. Between Thanksgiving and New Years, part of the "Walkway of Lights" is directly across the street. The downtown area of Marion, the new YMCA (completion date est. Aug. 2008) and Marion General Hospital are all within easy walking distance. Indiana Wesleyan University is located in Marion and Taylor University and Ivy Tech are both nearby. Marion is the birthplace of both James Dean and Jim Davis (Garfield creator) and an annual event in nearby Fairmount draws thousands of fans and hundreds of "hot rod" cars from around the country for the weekend festival. The "War of 1812" re-inactment is the largest in the country and takes place just outside Marion each October. We retired early from our home in California and moved to Marion for family. The Tea Room was only a dream for many years, but became a reality after our relocation. We chose to be strictly a Tea Room with a limited menu. We also only offer limited hours: Wednesday through Saturday, 11am to 3pm.  We will, and many times have, hosted special events with a minimum of 15 attendees. This can be in the evenings or even our normally closed days. We have been open since April 2005 and it is just starting to become profitable. We know from our special events that extended hours (or days) and possibly additional items on the menu could make this a lucrative venture. We are not willing to do this as we wish to retire....again. This would be a great opportunity for a younger couple wanting to escape the "rat race" and move to a wonderful, slower life style. This is a turn-key sale. Building, land and all retail items (except consignment items), tables (2-6's,  9-4's and 6-2's...seating for 60...all have tablecloths and glass toppers), 60 chairs, silverware for 100+, approx. 200 linen napkins, stemware, china cups/saucers (most bone china/england) plates, dishes (various sizes), an amazing amount of assorted serving items, all display tables, racks and cabinets, cash register, fax, credit card machine, closed circuit video equipment, burglar alarm system, etc. The kitchen includes a 3 bay sink, hand washing sink, 2 ranges/ovens, stainless steel tables (1-30"x60", 1-24"x60", 1-30"x60" with wood top), 3 -18"x48"x6' rolling racks, wall mounted 18"x59" rack, wall mounted tea container rack, Stainless Steel 150 second dishwasher with 15 assorted racks, Scotsman Ice Machine, Bunn 10 gallon hot water server, Beverage-Air refrigerator (second  refridgerator and freezer in basement) Magic Chef Microwave, small appliances (mixer, toaster, toaster oven, etc.) and a wide variety of pots, pans and storage containers.
