Awsome cabin spot directly across from the Kenai river, home of the super salmon and a couple miles from the Moose River fork, in the Gregory Subdivision. From the touch down of my plane in Anchorage to the beautiful drive along the #1 Scenic Coast Highway, it was truly unforgettable - ask anyone who has been there. I drove my 4x4 rental through Girdwood, Portage, Hope, Moosepass, and shot several rolls of film before I even arrived to the lot. Cooperlanding is a must-see. It will excite your senses and its only 97 miles from Anchorage. A 2 hour drive of total enchantment and delight. It's a pretty neat place to take in some awsome sights and do the touristy thing. You can get a 2 bedroom cabin for $85 a night and it's a great central location. The salmon get so big there, that you will reach for your 2 speed reels. The world reknowned Kenai River is across the street and the big fish in the pictures, were caught in the Kenai. Huge! This river is home to the 97 lb. salmon record. To make your trip complete, definitely do the scenic rafting trip for $49.00, in the vibrant green, glacier fed waters. They are hypnotic and it's a real relaxing way to see plenty of wildlife while gently floating down stream. On the trip we saw a huge bear that came out of the woods and swat a nice size salmon into it's jaws, White mountain goats were crashing horns on the mountain tops, eagles taking flight and moose popping out from behind the trees. We also fished the Russian River 2 miles down the road, where salmon ran around our feet as they would fight up stream to spawn.We fished at 11:00pm and the sun was still shining. Weird, yet pretty cool, for the diehard fisherman, so don't forget your pole.The lot offers all this and the drive anywhere is not like driving in the city far from it.The people wave at you there, as you drive by and are not doing drive by's like in the city.There were spots along the way that offered precut cabins that they will disasemble and deliver to your location and errect them on site if you are interested and Home depot 1 hour or so away for supplies. If you are a do it your selfer? call the Kenai Peninsula Burrough at (907) 714-2200 - they will be more than happy to help you on any specifics you might have on building. We also rented ATV'S at the beach and what a blast that was, ripping down the coast at low tide, back to a secluded, tree covered forest at the moose point subdivision was pretty cool. If you are after an adventurous trip? Alaska will have it. Once you see this place, I bet you will be blown away on how private it is yet in the middle of all the conveinances. Here is some more nuggets of wisdom for you. There is a local pilot named Willy (907)398-8985. He can hook you up with flight tours And he has a friend who rents ATV "s its great for buzzing down the coast and the ATV trails in the dark forest. It was a blast. It was a great way to exsplore.Willy will save you time and money by bringing the ATV's to the beach for a 14 mile trip of adventure to the Moose Point.You can take the dirt road or the beach entrance, which was fun, easy and a very scenic ride in. Remember to be sure and call in advance to schedule your drop off with Willy and get a tidal chart to regulate your trip. You can also fly in by a float plane to the coastline. Take a look at the type of cabin(not included with this lot!) in the pictures I have included, that's what I would like to build. Small, yet practical for lighting a fire, hanging your hat for that weekend getaway retreat. You can take a look at the satelight images of the lot on your computer . The lot is mostly covered with trees, with a gentle slope for good drainage. There are no building restrictions, from what I have read but, call the Borough - they can answer all your specific questions regarding the lot. The lot is residential. All improvements and dilligence is the bidders responsibility. We will be doing an escrow with Stewart Title of the Kenai Peninsula. This place is right in the heart of it all and it has utilities at the front of the lot, with city maintained roads for easy access, year around. The stores are all close by, along with gas, motels, etc. The map will show it's all true - no lies needed. We saw a moose and bear scat all around this lot, so you know you are in the heart of nature and wildlife. You'll notice that there aren't too many roads this close to the Kenai and Moose rivers, directly off the Sterling Hwy in the maps, which makes it the cream of the crop for getting on the fish and back to your cabin with ease. It makes me sick to have to sell this, and as soon as things get better, I'm right back up there to buy one close by, in the same location. It truly is a great spot, and an excellent place to set up a rafting or outfitting business, etc. The lots has 75ft of road frontage by 180ft deep - plenty of room to settle in. I have done all the dilligence for you, to assure that this is free and clear, with title insurance, but please ask all questions prior to bidding. The borough told me they are very easy going on permits and you might not even need one, but give them a call to verify your intentions.
