Description
This may be your last chance to own this much land in Newport. 48 ACRES of prime property for sale..2 miles from town very close to Lake Sebasticook..SCHOOLS CAMPING BOATING SWIMMING.. but there is a lot more..Unfortunately, my brother-in law does not have time to invest in the land so it has to go.here are some of the reasons why this is an incredible investment: Location, location, location! Newport has long been considered the hub and heart of the Sebasticook Valley region. Located at the intersections of all the region’s major highways, the geographic and strategic site has made Newport a regional manufacturing and commercial center and gateway to the Moosehead Region via the Moosehead Trail. The Triangle intersection that brings together Routes 2, 7, 11, 100, and Interstate 95 has exploded with development in recent years offering travelers diverse services rivaled only by nearby cities. The community has worked hard in recent years to build on its commercial and environmental assets to attract new residents as well as business and industry to support local services. Newport is the home of Sebasticook Lake, 4,288 acres of lake included within the bounds of the town. In 1992, an 1,800 year-old fish weir was discovered in the shallows of the lake, confirming the region as a gathering place for pre-historic travelers as well. The lake offers four seasons of recreational opportunities including fishing, boating, swimming and winter pursuits of snowmobiling and sled dog racing. The wetlands around the Sebasticook and its tributaries also are recognized as a prime area for bird and waterfowl sightings. In 2001, the town’s new Industrial Park opened with two new businesses and more in negotiations. The new development sites compliment an already diverse business sector. The community takes pride in being the flagship community for the six-town school district of SAD 48. The district’s central office, Nokomis Regional High School and soon the new Sebasticook Middle School, are located within Newport’s borders. The town is also the home of a unique public and private partnership with the Sebasticook Valley Community Center, the former Newport Armory. The center houses recreational and educational opportunities for all ages in the community. The Center has taken on the annual sponsorship of the region’s only frog jump competition each summer. In contrast to many communities along the I-95 corridor, Newport has re-established a vibrant “downtown” community of unique shops and services, business offices and the town’s historical society museum. The town offers a full range of community services including police, fire and rescue supported by contracted ambulance service. The Newport Water District, assisted by the town along with state and federal funding, recently upgraded and expanded the town’s water supply system. Growing diversity and prosperity in the community has made Newport an attractive place to live, work and play whether as a resident or visitor. Newport is located on the interstate for easy access and in the center of Maine's renowned work force. This along with plenty of room to grow, makes the town of Newport the place for my business." Sebasticook Lake is the largest lake (4,288 acres) within the confines of an individual municipality in the State of Maine. The drainage area of the lake is 81,056 acres including three major tributaries: East Branch of Sebasticook River, Mulligan Stream, and Stetson Stream. The total drainage area encompasses portions of Penobscot County, and to a much lesser extent, Somerset County. (see graphic below) Nine subordinate lakesheds are found within the Sebasticook drainage basin, including the drainage areas of Pleasant Lake, Nokomis Pond, Corundel Pond, Puffers Pond, Lake Wassookeag, Gould Pond, Mower Pond, Halfmoon Pond and Brooks Pond.
