Description
Time was when you reached 18 (or even before) you went out and found a job.  You married your high school sweetheart and got on with the business of building a life.  There was security in knowing that a job well done was appreciated and rewarded with promotions and the raises that when with them.  If you did your job and were good at it, you’d likely retire from the firm you’d stayed with for twenty-odd years.    Those days are gone.  There are those of us of “a certain age” whose business skills and a mindset that included – dare I say it – working - are considered archaic.  Those workers who followed previous generations into the local mill have been sent home because the local mill moved out of the country.  The men who took pride in being able to call on clients face to face and close deals with a handshake are working in big box stores, if they’re lucky.  Professionally dressed women who took stenography, typed like the very wind and made coffee have been replaced by word processors.    Being of “a certain age” discussions about retirement occupied a great deal of our time.  We saw too many of our friends be “let go” just before retirement age and wondered if we’d be next.  So what if the new fellow has the people skills of an outraged orangutan – he has an MBA.  So what if the new assistant refuses to pitch in on menial tasks and can’t form a coherent sentence on paper.  She has a degree, too, and she’s twenty years younger.  We boomers are a drag on the health insurance premiums …   Too many of you are reading this and wondering what you’ll do next.  You’ve been laid off - maybe indefinitely - or have simply been found disposable in a slash-and-burn rampage of cost cutting.  If you’re still lucky enough to have a job, do you wonder every morning how much longer you’ve got?    We did, and for far too long.  We were achingly predictable and most times prudent.  One day we decided we’d had enough -- of wondering about our “last day”, worrying about crime, being affronted daily by the skyrocketing cost of living and dealing with road rage  So we packed it in.  Sold the house, cashed in the IRAs and fled “civilization” to open a business in the mountains as a transition into retirement.  We would fly or fall by our own decisions – not those made by others.    We made the right decision.  And we’ve made good decisions since we’ve been here.   Those decisions have enabled us to retire now.  If you are able to identify with our story, consider what you could do if you were in charge.   The property, built in 1860 as a hotel has been in continuous operation since that time.  It was renovated in 2004.  It  is located in a Village with a population of 665, and sits at the foothills of the Adirondack Mountains.   There are no zoning laws in the Village; expansion of the premises would not be a problem and a use other than the current one would not be an issue.  It is located at a lighted intersection of the historic Black River Trial (Route 12), minutes by car from downhill ski slopes, snowmobile and four-wheeler trails, cross-country skiing and hunting venues and walking distance to truly outstanding fishing sites on the Black River.    The property is sewer-connected and uses Village water.   In addition to the main building, there is a 26' ax 44' barn, capable of housing 4 cars and sports vehicles.  There is electricity in the barn and it has a cement floor.  This could also be a source of income - it was leased to an antique dealer before we bought it and part of it currently houses a redemption center.    All the electric and plumbing in the entire building has been brought up to code.   The first floor (2140 sf) is currently configured as a restaurant and cocktail lounge. The commercial kitchen has been refurbished and brought up to code with a new Ansul system.  There are two 1/2 baths on this level.  Depending on the intended use of the building, it could be used for personal or corporate entertaining or it could be leased to any business on a full-time basis, essentially providing funds to pay for and maintain the property.    Think creatively about this offering - the premises would lend itself to a bed and breakfast endeavor or would support any retail undertaking.  It could be a walk-in clinic, a business incubator, a dry-cleaning business, a bakery, a ballet studio or a pet grooming salon.  There is a dire need for businesses of all kinds in the area.   The buildings, all equipment, the land and the apartment (but not apartment furnishings) transfer with the property.  All the equipment is owned; not leased (no surprise monthly expenses).  If it is not used, it could easily be sold.  This is an opportunity to purchase a true turn-key operation with spectacular living quarters.  The current business is an authorized NYS Lottery Agent - another source of income.   The second floor (2140 sf) currently used as owner's quarters, now consists of nine rooms including a state-of-the-art kitchen with a DualFuel range, stainless energy-saver appliances, custom cabinetry and a farmer's sink, billiard room, living room with fireplace, formal dining room, four bedrooms (one currently used as an office, one as a library) including the master suite with a huge walk-in closet, and 2 new full baths.  There is a partially finished three-season porch, accessible through French doors from both the living area and the kitchen.  A large yard has been fenced with no-maintenance vinyl for privacy and provides security for pets and small children.  In lieu owner's quarters, it could provide housing for a facility manager, could function as a residence hotel, could be seasonally leased in its entirety or provide more space for business operations of any kind. The demand for seasonal accommodations in the area is high.  The property also lends itself to a corporate/family retreat.  The open area on the first level would provide ample space for large gatherings with food preparation accomplished in the commercial kitchen.  The second floor would easily provide generous accommodations for a sizeable group.    There is a dry, full basement with a cement floor which is used for storage.   The school system is more than adequate.  People have returned to the area so that their children may take advantage of the student/teacher ratio.  The elementary school is walking distance from the property and Main Street, plowed and maintained by the Village, is on the school bus route.    There are no traffic jams -- there are only 15 lights in the entire County. There are no home invasions -- in fact, we don't even lock our doors.   Car-jackings and vehicle theft are unheard-of - we leave the keys in the car.  The streets are safe to walk at any hour of the day or night.  We are about 5 hours from Manhattan, 1-3/4 hours from Syracuse and Albany and 40 minutes from Utica.    We own the property.  The title is clear.    The Village is part of the NYS Empire Zone, affording businesses financial and tax incentives. Click here to learn more about NYS Empire Zone benefits:   http://www.empire.state.ny.us/Tax_and_Financial_Incentives/Empire_Zones/default.asp   The asking price is $299,000.  Our insurer has recently valued the property in excess of $550,000.  We will consider all offers.  We can and will substantiate our investment in the property and renovation costs, as well as the valuation, as part of any negotiation process.    We will consider financing for the new owner at rates substantially more attractive than those offered by banks, depending on the selling price, the proposed downpayment and the creditworthiness of the buyer.     On Jun-28-08 at 15:28:53 PDT, seller added the following information: Use the FREE Counters 1 million sellers do - Vendio!
