Description
Here you have 93 acres of beautiful Montana timber, meadow, blueberries and gardens, all overlooking Noxon Reservoir, near Trout Creek Montana. This property would work well for a hunting camp, vacation land, or riding club. It would make an awesome retreat for large groups, with plenty of room to add more RV hook-ups, cabins and tent spaces. The nights are dark, as there are no neighbors who have shining lights, and no city lights to be seen. This property can be sub divided. For Hunters: This property is frequented by wild turkey, white tail deer, elk, bear, moose, and cougar. Bald Eagles are in abundance here, and during the winter you’ll find them and the larger Golden Eagle, feeding on road-kill, usually deer. During the summer you have the equally large Osprey, which many confuse with the Bald Eagle, but their wings are spotted white underneath. Water fowl are in abundance here, with Canada Geese (year round), Tundra Swan (in the winter), Hoodies, Mallard, Great Blue Heron, etc. Land and timber: Approximately 48 acres of prime harvest ready evergreen timber. Separately, there is 8 acres of fenced pasture for horses, cattle, or even cultivation. Separately, there is a highly productive blueberry field (containing about 2000 plants), a fruit orchard (about 1½ acres), and a fenced-in garden (1 acre). A high quality woven wire fence surrounds 73 acres of the property. An electric fence surrounds the remaining 20 acres. The entire property basks in a Southern exposure, which is essential for such a scenic part of the country. Wild berries of this mountainous area include, huckleberry, elderberry, mountain ash, service berry, wild rose hips, thimble berries, and I'm sure there are many more. Also morel mushrooms can be harvested in abundance from the last year’s burn areas. This acreage has a wonderful gravel pit, with river rock gravel for the roads.Buildings: There is a two story home with plenty of space. It has a large living room with a nice view of Noxon Reservoir and the mountains beyond. There is also a basement for storage. This main house would make a nice bunk house for church gatherings, family reunions, or would work well for a large family. There are two other mobile homes with additions on the property. There is good potential of subdivision. There is a large shop, a poll barn with a full RV hook up, plus three other RV hook ups elsewhere on the property, a horse barn with 7 stalls, and a tack room on the lower level, plenty of hay storage on the upper level, (both have drive in access), and a couple wood sheds, as well as other out buildings. Water: There is a 30 gallon per minute gravity flow water source, with about 75 pounds of pressure, which originates at a spring above the property on forest service land. There is also the potential of generating electricity. Cultivation: Irrigation is set up to water 2 ½ acres of the pasture, 2 ½ acres of blueberries, and 2 ½ acres of orchard and garden. The blueberries patch is the only blueberry u-pick patch in the valley. The soil and weather is very conducive for blueberries, and the farm could be enlarged for an even bigger business. The blueberries sell out each year, long before all the people who would like some can get some. The fruit orchard includes: Peaches, Plums, Pears and several varieties of Apples, Cherries, and Walnuts. The garden area includes: Grapes, bite sized, fuzz-less Kiwi and an abundance of Raspberries--both red and cotton candy orange. Access: There is a well maintained driveway which is only about 1/4th mile off Hi 200 which winds it’s way along the Clark Fork River and through the valleys between Trout Creek Montana, and Sandpoint Idaho, –60 miles West.Lease: There is a 4 acre tract with Life Estate granted to a good mechanic who is a good care taker for the property. Local town: Trout Creek is known for its National Trout and Bass fishing competitions. Even though it only has a population of 300, there is plenty of activity year around, with tourists coming for the quiet, hunting, fishing, summer and winter sports. The activities include a Poker Run to the Idaho boarder and back. Trout Creek is also the Huckleberry Capital. Each year, in August, they have the Huckleberry Festival which attracts people from around the world. The hotels and RV parks are booked at least 2 years in advance for this occasion. Distance to places of interest: --Access to Fishing, boating, swimming and water sports is available on the Clark Fork River within less than a 1 mile --Cabinet Wilderness, which covers 100,000 acres, is up the mountain, to the North and East. --Glacier National Park is approximately 150 miles away. --A Bison Range is around 100 miles. --Lolo Hot Springs about 150 miles. --Troy MT is only about an hour away, with a reasonably priced ski area that is mostly Black runs --Kellog, Idaho ski area is about 1 ½ hours away --Sandpoint Idaho with Schweitzer ski basin is 60 miles West. --Hot Springs, Montana is about 1 ½ hours away with its world renowned hot spring spas --Quinn’s Hot Springs, with wonderful year round mineral hot springs, and its 5 star Harwood House Restaurant is only 1 hour away --Spokane Washington 130 miles. --Missoula Montana 130 miles. --Ross Creek Cedars 30 miles is up Bull River Valley --Kootenai Falls and a swinging bridge is 50 miles, also up Bull River Valley.
