Approximately 9.5 acres, near the small town of Port Orford, about 65 miles from the California border, in the "Banana Belt" of the coast. Located up Hubbard Cr. Road, about 2 miles from Hwy 101 and the ocean beaches, 4 miles from town, this is a great property. If you are looking for crowded beaches, this is the wrong place for you! I put little camera symbols on the map to show where the photos were taken. Number 3 is the view from the south edge of the property, showing Port Orford headlands, line of sight to the cell tower too. With easy access, close to power and phone lines, septic site, and with water already available, the lower bench site is ready to use almost immediately. It is roughly triangular, 110' across the front, looking out on trees, the creek, and the other side of the canyon. Photo #1. View #5 looks west to east along the front of the bench, with Hubbard Cr. to the left, about 70 feet below. With some thinning and branch removal, a home could have a very nice view of the stream and wooded slope across the valley. There is also a smaller, upper bench (photo # 4) that would be a great place for a barn or shop building, although it is large enough for a home. The map is an approximate overview of the features of the south 1/2 of the property. The north half, on the other side of the creek, is heavily treed, but only accessible by bushwacking. Photo #2 shows much of the north side. Port Orford, (featured in Oregon Coast Magazine July/August 2008) a town of under 1000, is one of the most remote towns on the Oregon Coast. It has the only natural harbor directly on the ocean, between San Francisco and Puget Sound, great fishing and crabbing, and a thriving artist presence. It has all the basic needs, including a grocery store, hardware and building supplies, gas stations, beautiful new library, art galleries, etc. Also, some of the best fish and chips you'll find anywhere! Sorry, no fast food joints here. The weather is great! Although we get around 90" of rainfall, nearly all falls between November and May. It tends to pour, or be sunny in the winter, with temperatures rarely dipping into the freezing realm. We also seem to get a few days in the 60's or 70's even in January! A 1/2" of snow is a rare and special treat here, every 10 years or so. If you happen to be a surfer, the mouth of Hubbard Creek, 2 miles away, is a very popular spot with all the locals. For fishermen, Elk River, just north of town, is one of the most productive salmon and steelhead streams on the west coast. Many other local rivers are known for their beauty and fishing, such as the Sixes, a few miles north, and Rogue river, about 25 miles south. Nearby towns include Gold Beach to the south, and Bandon to the north, both about 26 miles away. Then, there's Coos Bay for major shopping, 60 miles to the north. Bandon has a good hospital, although Coos Bay has more extensive facilities. Bandon is well known for it's famous golf course, Bandon Dunes. Priced to sell!I doubt if 9.5 buildable acres could be found anywhere else in the continental US, within 2 miles of the ocean, for $185,000! Add in DEQ septic approval, developed spring water source, power and phone lines through the property (underground), year around stream, and an ocean view; it would be hard to find at twice the price.
