40 Acre Ranches Cochise County Southeast Arizona     Come and live in Southeast Arizona, where there are no hurricanes, no tornados, no earthquakes, no floods, no icy roads nor snow accumulation. What we do have is clear skies (no smog), warm temperatures and a lot of sunshine (about 350 days a year).  Ideal location for solar energy.   Temperature: Because this area is above 4000 feet in elevation our temperatures averages 14 degrees below Phoenix’s in the summer and 6 degrees below Phoenix’s in the winter. The most popular home cooling system in this area is not the air conditioner but the evaporative cooler. Our evenings are cool, the temperature drops into the 60’s at night making for a good nights sleep (I’ve never had my cooler on at night). Back East people need a screened in porch to enjoy the evenings outside, not here because of the very low humidity we have very few flying insects.   If you enjoy outdoor activities then you will enjoy Southeast Arizona. There are plenty of things to do here. Hiking, Golfing, Fishing, Bicycling, Walking, Astrology, and on your ranch you can raise horses, cattle, orchard trees, a garden, plus all kinds of plants.   Panoramic Views: There are three mountain ranges that can be seen from your ranch. The Mule Mountains to the South and the West, the town of picturesque and historical Bisbee (which is about 13 miles from your ranch) is nestled in these mountains. To the North is the Dragoon Mountains, these are the mountains where Cochise (one of the famous Apache Indians) had his stronghold. To the East Northeast are the Chiricahua Mountains, this is home to the famous balancing rocks and the Chiricahua Monument.   If you enjoy hiking there are hiking trails in all of these mountains. There are also hiking groups that you can join, all you need to do is bring your water and a sandwich. These people are experienced with these mountains and know their way around. Take a camera because you will probably be seeing deer, javelin, antelope, hawks, quails, and a variety of game.   Golfing: There are five, 18 hole golf courses within one hours drive from your ranch. The closest one is at Naco which is about 17 miles away. This is a very nice golf course with a very good restaurant (sometimes we drive from Sierra Vista to the golf course just to have lunch). This course is privately owned but is open to the public. Douglas has a public golf course that is very well maintained. Douglas is about 20 miles to the east. Sunsites another golf course open to the public is about 40 miles to the north. Sierra Vista and Ft Huachuca (which is 45 miles to the west) both have very nice golf courses the one at Sierra Vista if private and the one on Ft Huachuca is open to the public.   Water: This valley has an abundance of ground water. Good water table; total depths of wells in this immediate area is between 200 and 300 feet and the depts.-to-water with the land surface are between 100 and 200 feet. These wells yield between 15 to 50 gallons per minute.   Electric and telephone lines are approximately 1300 feet from the edge of the property.   The ranches are connected to the paved roads (one mile from edge of first ranch) by dirt roads. This dirt road is not maintained by the county or the state, it is the responsibility of the property owners to maintain the road.   Driving directions; take highway 80 east from Bisbee approximately 4 miles to Double Adobe road, turn left on Double Adobe road and go about 5 miles east to Frontier road, take Frontier road south 1 mile to Prince road, take Prince road west ½ mile to Presgrove road, take Presgrove road south ½ mile and you are at the edge of the ranches.   $80,000.00 for a 40 acre ranch.
