Description
You will be bidding on a square shaped 40 acre parcel of land in Malheur County, Oregon. This large property is square shaped and measures 1/4 mile on each side totaling 1,742,400 square feet. We are going to start the bidding at $4,900 for the entire 40 acres. That's right, you are bidding on the entire purchase price of the parcel. There is no reserve and the highest bid takes all 40 acres. This property sits about 2 miles south of Burns Junction, Oregon where State Highways 78 and 95 meet. Malheur County is located in eastern Oregon and is bordered by the Idaho State Line, near Boise. In fact this property is approximately 1 hour from the Boise City Limits. The county is home to the Owyhee River and is known for its fishing, rafting, and camping. Both the river and the town of Rome are just 15 minutes away. This large acreage is not something that is regularly available at this kind of price, so take advantage. As mentioned, the property itself is square in shape and measures 1,320' x 1,320' and totals 40 acres. The parcel sits approximately 1 mile east of State Highway 95 and there is access from an unmaintained road that touches the northeastern tip of the parcel. Power is out on the Highway. The topography is relatively flat and is covered with native brush. The area is dominated mainly by ranchland and Malheur County currently zones the parcel as "Exclusive Range Use" land, which is an agricultural designation. The annual property taxes are less than $100 per year. This property was purchased through a formal escrow, and title insurance was acquired by us. As with every property we sell we bought it with title insurance guaranteeing clear title and allowing he/she to bid with confidence. The first photo shown is of State Highway 95 near the road to the 40 acres. The 2nd photo is of  the actual property and the surrounding acreage. The 3rd and 4th photos are of the private road that begins at State Highway 95 and leads to the road (mentioned above) that touches our parcel. The county parcel map and a topographical map are also included to assist you in locating the property. Here is a link (including the GPS coordinates) to view the property on Google Maps: http://maps.google.com/maps?q=42.747403,-117.830964&z=8 (you may have to copy and paste this to use it.) You can even view an aerial photo by clicking on the Satellite tab in the upper right portion of that screen. The Assessor's Parcel Number to the property is Malheur County APN# 32S40-7100 and the legal description is: All that real property situated in the County of Malheur, State of Oregon, described as follows: In Township 32 South, Range 40 East, Willamette Meridian: In Section 29: NW 1/4 SE 1/4 The winning bidder must contact us within 48 hours of the closing of this property. We accept the following forms of payment: Credit Cards (Visa, Master Card, and American Express,) Personal check, Cashier's Check, and U.S. Postal Money Order.
