Description
This beautiful piece of property lies in the rolling hills of N. Florida, 5 miles west of Graceville, 20 miles S.W. of Dothan, Alabama, and about 2 miles south of the Alabama line. George Jones is their spokesman and he will have a signature restaurant named "Possum Holler" The hunting camp has a 320 ft deep 4" well, a 200 amp electrical service. The cabin has (2) 12' x 10' bedrooms (both air conditioned) that open out on a 4' x 20' screened in porch. Both rooms are equipped with double beds.There is a full bath and kitchen. The refrigerator and range are about 4 years old and used very little. Also a 12' by 28' storage building that is completey sealed. This could easily be converted to more sleeping area or dining area if needed. There is an older 8' x 28' camper that we use for storage area. There is a 10' x 12' enclosed lean to that has a Maytag washer that is about 5 years old and a very good dryer but bought used and unsure of the age. Works fine tho. There is also a 8' x 16' camper that has a covered shed. It is air conditioned and used for sleeping. Sleeps 3. We are asking $139,900 for the entire property but will consider selling the southern 10 acres which has the hunting camp for $89,500. The taxes for last year were $264.19. The tax accessor provided the aerial view and the dimensions on this property and is showing it as 20.9 acres but in a conversation with him says that since the advent of GPS and computerized methods of determining area it appears that the property is actually closer to 23 acres.
