Description
Hello, We are selling a beautiful 20+ acre parcel of land located in Overton County, Tennessee,  just one mile off of Highway 111, and only two miles from access to Dale Hollow Lake.  The town of Livingston is seven miles away, and Sunset Marina ( Dale Hollow boat docking, restaurant, and public swimming) is only nine miles north on 111.   From the top of the hill on the acreage, one of the land’s special features is what can only be called a spectacular view of distant hills, cows grazing nearby, forests and pastures. All who visit it agree. It is spectacular. The  land we are selling consists of seven acres of pasture and thirteen acres of hardwood forest.  Many species of trees are thriving, including oaks, poplars, walnut, hickory, as well as many cedars.  There is also a year round creek accented with breathtaking waterfalls that runs the length of the property.   We have placed a mobile home on this land, as a clean and adequate dwelling place, while we were anticipating building our dream home. All necessary improvements to the land to initiate the building of a home have been put in place; a road, electricity and water, as well as a new septic system. All of these have been inspected and passed.  There is also a beautiful and large, newly built barn/shop, complete with an office that is insulated. Electricity runs throughout the building ready to be hooked up. This could be used as a storage building also.   We have had tilled a wonderful garden plot ready to plant, where last year we grew corn, beans, eggplant, zucchinis, squashes, as well as many kinds of melons. Wildlife is abundant including plenty of deer and turkeys. The land has just been professionally surveyed and is listed with a Remax realtor in nearby Livingston.   Why are we selling? My husband and I both agree that if our four children were not still in school, soccer, basketball, softball and other youth functions, this would be the place we would like to live forever. However, as you can imagine, the alarmingly frequent trips to attend to these commitments has led us to purchase a home in the middle of the nearby town of Livingston, where we continue to live.   This is an amazing piece of property that we still love, but are not able to keep. Please call if you have any questions.   (931) 284-1464 (931) 284-7772   Nearby: Seven miles south of the land is Livingston, (about 3,700) which is a quaint, small southern town, where the pace is refreshingly easy and traffic is nonexistent.   Twenty seven miles south of the land is Cookeville, which is a much larger town (about 30,000), with nice restaurants, a large university, theaters, shopping and events.      We currently have it listed with Crossroads Remax in Livingston. Telephone Number is 931-823-7711   Thanks, Pat
